The Messtimate™ · automated estimate
The Messtimate
Our automated estimate of the likely sale-price range for this home — modeled from recent closed sales nearby adjusted to today's market, a local size-and-age model, and the county tax roll. It is an estimate, not an appraisal, not market value, and not an offer. A licensed agent's CMA sees the condition, the lot, and the live market that a model can't.
$242,200the mess$267,700
Directional estimate — built from 20 comparable closed sales within about 3 miles (same property type, closed within the last 18 months, each adjusted to today's market).
Track record: across 2,794 recent closed sales we scored, the closed price landed inside the Messtimate range 57% of the time; median miss 9.7% (closed sales statewide, FL + GA feeds that permit an automated estimate). Re-scored weekly; last 2026-11-02.
Actual list price: $275,000 ($204/sq ft) — the seller's asking price is not an input to this range; compare the two.
A 11% spread on the same house — here is what a model can't see:
Condition & updates — a renovated kitchen or new roof vs. dated finishes can swing value six figures.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one.
Carrying costs & concessions — this home carries HOA dues of $37/mo; insurance, CDD/HOA and seller-paid buydowns change what a buyer actually pays.

Estimate: asking price less the $50,000 homestead exemption × Alachua County rate (16.56 mills, adopted 2025 millage). Not a bill.

The current taxable value ($236,218) is above the asking price. After a sale the assessment is typically set from market value, which here would be lower than the current taxable value, so the estimate is lower. What it really costs to own 708 Sw 251St Way
The parts of the monthly number a mortgage calculator leaves out, from this listing's MLS record, the county tax roll, Citizens and FEMA. Property facts only.
Property tax
The current owner's bill is about $3,900/yr (certified county roll, taxable value × millage). Buy at the asking price of $275,000 and the first-year bill resets to about $3,725/yr (the parcel is matched to the certified roll; asking price less the $50,000 homestead exemption × 16.56 mills); Save Our Homes caps later increases at 3%/yr.
HOA dues
$37/month per the listing record. Dues cover what the association documents say they cover; ask for the budget and reserve study before you close.
Home and flood insurance
The average Citizens Property Insurance premium in Alachua County is $1,020/yr (714 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $500–$1,500/yr; neither is a quote. Flood: this address maps to FEMA zone X, outside the high-risk zone; flood insurance is optional but most lenders and insurers recommend it. Statewide, a zone X flood policy runs about $500–$700/yr (FEMA Risk Rating 2.0 averages, not a quote).
Roof and age
Built in 2018. An original roof is about 8 years old: inside the 15-year window Florida carriers use, but ask for the roof's permit date before you bind coverage.
Estimated carrying cost at the asking price, before the mortgage: about $432/month (tax $310, HOA $37, insurance $85). An estimate from the sources above, not a quote; the monthly-cost calculator on this page adds the loan.

Alachua County sets Nov. 5 kickoff for $4M NW 83rd Street upgrade near Santa Fe College
The county budgeted $4 million for resurfacing NW 83rd Street, a new east-side sidewalk, a raised crosswalk with flashing beacons and rebuilt signals at North Road, South Road and NW 23rd Avenue. Concrete work starts the week of Nov. 9, asphalt the week of Dec. 14 and signal work in early 2027, mostly overnight. The project is part of a 10-year, $250 million county transportation program.
Why it matters: Night-time construction through early 2027 will limit daytime disruption on this northwest Gainesville corridor and should leave smoother pavement and added pedestrian crossings near the Santa Fe College campus. The project is about 12 miles east of Oak View Village, elsewhere in Alachua County.
County pushes $62M broadband effort as Spectrum takes over Cox network
Alachua County is running a roughly $62 million, mostly state and federal broadband program, including a $12.55 million grant to Kinetic for underground fiber to over 4,500 rural households near High Springs, Waldo and the county's southeast. The county says more than 80% of grant work is complete, with projects due to finish in fall 2026. Spectrum took over Cox operations after Charter's acquisition closed in August.
Why it matters: Reliable 100 Mbps service reaching rural parts of the county improves remote-work options and the usability of homes outside Gainesville. The site is about 14 miles northeast of Oak View Village.
Archer completes $6.58 million Phase 1 of regional wastewater project with Newberry
Archer finished Phase 1, a 42,500-foot force main along US 27/41 from SW 170th Street in Archer to Champions Park in Newberry, in 103 days. The overall project is about $80 million, and the regional plant has 1.2 million gallons of capacity. The main cannot be used until Phases 2 and 3 are complete.
Why it matters: Sewer service is a prerequisite for growth in Archer, and the project ties the town's utilities to Newberry's. The project is about 9 miles southeast of Oak View Village, elsewhere in Alachua County.
Newberry approves McDonald's conditions, six-lot Reserve at Park West plans and enclave annexations
At its Sept. 14 meeting the Newberry City Commission set site conditions for a McDonald's on about 1.26 acres in the Highland Park Planned Development and approved construction plans for the six-lot Reserve at Park West on about 26 acres. It also gave first-reading approval to six voluntary annexations covering about 91 acres and authorized pursuit of right-of-way for a possible SW 15th Avenue extension to Doc Karelas Drive.
Why it matters: New commercial parcels and annexed land point to added dining options and developable acreage on Newberry's growing edge. The site is about 2 miles north of Oak View Village.

Frequently asked questions
How big is 708 Sw 251St Way and when was it built?
Per the listing record, 708 Sw 251St Way was built in 2018 and has 1,346 sq ft of living area, 3 bedrooms and 2.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 708 Sw 251St Way in?
708 Sw 251St Way is in Oak View Village Ph Ii in Newberry, Alachua County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 708 Sw 251St Way have an HOA, and how much are the dues?
The listing reports HOA dues of $37 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
Why might property taxes on 708 Sw 251St Way differ from the current owner's?
The estimate on this page (about $3,725 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $175 less per year than the current owner’s estimated bill (−4%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 708 Sw 251St Way in a flood zone?
The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
