The Best Time to Buy in Southwest Florida, From 11 Years of Closings

Every timing article says “winter is cheaper.” Here is what 11 years of recorded Southwest Florida closings actually show, month by month — when prices run below the year’s median, when the shelves are fullest, and when sellers have the fewest buyers to talk to.

How to actually use this

Buying in the trough months (January through July) usually means fewer competing offers and sellers who have sat through the slow season — that is negotiating room. Buying in the February–April window means maximum choice at fuller prices. Either way, the seasonal edge is a few index points; the house-level edge — a listing that has already cut, a seller past the typical market time — is bigger. Pair the season with the live data: where sellers are cutting right now, and what the market is doing in your county on its scorecard.

What this page won’t do

No forecast and no pretending seasonality beats fundamentals: these are 11-year month-of-year averages of recorded closings, useful for planning and leverage, silent about what any particular month of 2026 or 2027 will bring.

Methodology

Recorded MLS closings by county aggregated to the region, 2015–2025. Volume: each month’s share of that year’s closings, averaged across years. Price: volume-weighted county medians per month, divided by that year’s median (=100), averaged across years. Regions group whole counties. Common questions

What is the cheapest month to buy a house in Southwest Florida?

Across 11 years of recorded closings (2015-2025), Southwest Florida's detrended price index bottoms in July at 98.7 against the year's median of 100, and peaks in April at 104. That is a historical month-of-year pattern, not a forecast for any given year.

When is there the most to choose from in Southwest Florida?

Closings peak in April (10.48% of the year's sales), and since a closing follows the listing by roughly two months, the freshest selection typically appears around February. The thinnest month is January (6.5%), which is also when remaining sellers face the least competition for buyers.

Should I wait for the cheap season?

The seasonal spread is real but modest compared with picking the right house at the right price - a few index points of seasonality is smaller than the difference between a well-priced and overpriced listing in any month. Use the season for leverage, not as a reason to skip the right home.
