Reading the number honestly

Cut share is a negotiation-climate metric, not a value metric: it says how many sellers have publicly adjusted, not what homes are worth. Buyers get leverage context; sellers get a warning about pricing against stale comps — the listing-failure data shows where mispricing ends up. Tampa and Orlando metro counties are absent because their feed carries no verifiable original-price field — we publish nothing we cannot compute.

No crash-bait headline and no cherry-picked ZIPs: every covered county and every qualifying ZIP, ranked by the same rule, method stated, date shown.

Methodology

A listing counts as cut when its current list price is at least 1% below original (filters trivial re-lists); shares computed over all qualifying active listings as of 2026-08-27. Whole-market Back-Office statistics where licensed, IDX elsewhere; Stellar-feed counties omitted (no original-price source). Medians at 20+ cuts.
