Construction Starts on 415 Apartments at the Former Adventure Landing Site in Jacksonville Beach

FaverGray, the general contractor, announced on September 24, 2026 that it has broken ground on Trevato Development Group's apartment project at the former Adventure Landing site on Beach Boulevard in Jacksonville Beach. Per the release, the 410,509 square foot development on about 10.7 acres will add 415 rental apartments and about 1,800 square feet of ground-floor commercial space. The Jacksonville Daily Record followed on September 25 under the headline "Construction begins on apartments at former Adventure Landing site."

The site at 1944 Beach Boulevard sits near the base of the B.B. McCormick Bridge over the Intracoastal Waterway. Adventure Landing operated there for about 30 years and closed permanently on October 31, 2025, per the Florida Times-Union. This page lays out what each source reported and when, where the reports differ, and what the project means for people who own, list or are shopping homes at the Beaches.

What is being built

Per the September 24 FaverGray release, the project includes one-, two- and three-bedroom apartments in three-story buildings designed by Dynamik Design, with brick and fiber cement exteriors and standing-seam metal roofs. Florida YIMBY reported on July 3, 2026 that plans call for 845 parking spaces, about two per unit, plus a pool and fitness center. The Times-Union reported on July 10, 2026 that the $120 million project will also include a public viewing platform over the Intracoastal Waterway and a new "Welcome to Jacksonville Beach" sign. England-Thims and Miller is the civil engineer, per both July reports.

Trevato bought the property in 2021. Florida YIMBY reported the purchase price as $7.9 million. Large-scale demolition of the old park began May 8, 2026, per the Times-Union.

Why the timeline looks confusing

The September headlines read like a fresh start, but the developer marked the start of work earlier in the summer. The Times-Union reported that Trevato held its groundbreaking on July 1, 2026, and Florida YIMBY (July 3) and Multifamily and Affordable Housing Business (July 7) both reported that construction had begun. The September 24 release is the general contractor's own announcement that it has broken ground. The sources do not explain the gap between the July and September announcements, so we report both dates as published.

Where the reports differ

Four details do not line up across the sources. First, the building count: the FaverGray release describes two three-story residential buildings, while Florida YIMBY reported four three-story buildings. Second, the unit mix: Florida YIMBY reported 385 market-rate units and 30 affordable units, the Times-Union said the 415 units include workforce housing, and the FaverGray release calls the project a market-rate community without mentioning workforce units. Third, pre-leasing: the Times-Union and Multifamily and Affordable Housing Business report early 2028, while Florida YIMBY reported mid-2028. Fourth, the unit count within one report: Florida YIMBY gives 415 units in most of its article and 410 in one sentence; every other source says 415. We carry each version and will update this page if the developer clarifies.

What 415 apartments means for the Beaches housing market

The project adds rental supply, not homes for sale, so its most direct effect is on the Beaches rental market once units deliver, and every source places that in 2028. Until then it is a construction site on one of the main roads into Jacksonville Beach. We do not forecast what it will do to nearby home values, and no source cited here makes that claim.

For current conditions, our Jacksonville Beaches market report tracks closed sales and pricing across the Beaches communities, and the Jacksonville Beach home value page offers a property estimate prepared by an agent rather than generated automatically. What this means for buyers, sellers and landlords

For a buyer looking near Beach Boulevard and 20th Street North, the practical point is to expect active construction on the site through at least 2027, based on the 2028 pre-leasing windows reported. Buyers can check the City of Jacksonville Beach and the general contractor's announcements for work hours and road impacts rather than relying on renderings.

For a seller nearby, buyers may ask about the project, and dated facts help: 415 units, a published start of construction, and pre-leasing reported for 2028. For an owner of a Beaches rental property, 415 new units is a supply addition worth watching when it delivers; pricing a lease against current comparable rentals matters more than predicting that date. Our coverage of the Interra apartments in Arlington and the city's gap-fund affordable housing projects tracks other multifamily supply moving through the pipeline in Duval County.

People also ask

What is being built at the old Adventure Landing site in Jacksonville Beach?

A 415-unit apartment community with about 1,800 square feet of ground-floor commercial space at 1944 Beach Boulevard, per a FaverGray news release dated September 24, 2026. The release lists about 10.7 acres and 410,509 square feet, with one-, two- and three-bedroom units in three-story buildings. Trevato Development Group is the developer, Dynamik Design the architect and FaverGray the general contractor. The Florida Times-Union (July 10, 2026) put the project at $120 million.

When will the Adventure Landing apartments open?

No move-in date has been published. The Florida Times-Union (July 10, 2026) and Multifamily and Affordable Housing Business (July 7, 2026) both report that pre-leasing for the first units is expected to begin in early 2028. Florida YIMBY (July 3, 2026) reported pre-leasing expected in mid-2028. The September 24 FaverGray release does not give a completion date. We carry both pre-leasing windows until the developer confirms one.

Will the Adventure Landing apartments include affordable units?

The reports differ. Florida YIMBY (July 3, 2026) reported 385 market-rate units and 30 affordable units, and the Times-Union (July 10, 2026) said the 415 units include workforce housing. The September 24, 2026 FaverGray release describes the project as a market-rate multifamily community and does not mention workforce units. Multifamily and Affordable Housing Business reported that rent caps for the workforce units were not disclosed. Ask the leasing office for current terms once leasing opens.

The takeaway

The former Adventure Landing site at 1944 Beach Boulevard is now an active construction site for 415 apartments, per the general contractor's September 24, 2026 release, with pre-leasing reported for early or mid-2028 depending on the source. The sources disagree on the number of buildings and on whether some units will be workforce or affordable housing, and we will update this page when the developer confirms those details.
