Why HOA and CDD fees matter so much in Florida.

Florida has more master-planned communities (and more associated fees) than almost any state. For Jacksonville-area buyers, HOA dues and CDD bond payments often add $200-$500/month on top of mortgage, taxes, and insurance — and they're frequently overlooked until contract.

HOA dues fund private community amenities and shared maintenance: pools, gates, landscaping, clubhouses, security. They're set by the community's board and can change year to year. Most NEFL master-planned communities charge $800-$4,000/year, with the high end (gated luxury communities with golf access) running $5,000-$15,000+.

CDD bonds are something else entirely. A Community Development District is a special-purpose government in Florida that funds infrastructure (roads, water/sewer, parks) in master-planned communities. The bond is amortized over 20-30 years and paid as part of property taxes. CDD payments typically run $1,200-$3,500/year. They eventually pay off, at which point only the maintenance portion of the CDD continues.

Always verify the specific HOA and CDD figures for any address you're considering. Numbers change, and lot-specific CDD amounts within the same community can vary by tens of thousands of dollars over the bond's life.

What's actually included in your HOA dues.

HOA value varies dramatically by community. A $3,500/year HOA at Marsh Landing includes 24-hour gated security and a country club separate from dues. A $1,650/year HOA at Nocatee includes Splash Water Park, multiple amenity centers, and trail systems but no security gate. Two communities can charge similar dues for completely different things.

The honest question for buyers: which of these amenities will you actually use? A family with young kids absolutely uses the Nocatee Splash Park value. A retiree couple might extract more value from a community with golf or pickleball than from a water park.

If you're touring a master-planned community and the agent quotes "the HOA is around $1,500," ask for the most recent annual budget and the current CDD assessment. The total carrying cost on a $600,000 home in some Nocatee sections is roughly $11,500/year in property tax + HOA + CDD. That's a real number, and it shapes affordability.
