Redfin's latest estimate for the Jacksonville metro puts 12,213 active sellers against roughly 6,899 buyers in the market, about 1.8 sellers for every buyer. In 2026-07, 12,729 homes were listed for sale across the Jacksonville market and 2,960 went under contract. A year earlier the counts were 15,148 and 2,965, so homes for sale are down 16.0% and contracts are flat over twelve months. When both lines move together, the balance between buyers and sellers holds roughly steady.

Nassau asks $2,193, +3.1% in a year and 60% above 2019 levels. St. Johns asks $2,078, +0.6% in a year and 44% above 2019 levels. Clay asks $1,863, +1.5% in a year and 44% above 2019 levels. Duval asks $1,628, +1.6% in a year and 41% above 2019 levels. Asking rent describes new listings, not renewals, so a flat or falling line here reaches sitting tenants slowly and shows up first in concessions on new leases.
