How Long Does It Take to Close on a House?
With a mortgage, about five to six weeks: the average purchase loan closed in 36.8 days in March 2026, according to ICE Mortgage Technology. A cash purchase skips the loan steps, so its timeline is set by the title work, your inspection period and the closing date written into the contract.
How long does it take to close on a house?
The contract sets the closing date, and both sides agree to it up front. What decides whether you hit it is the loan: the appraisal, underwriting and the federal waiting period on your Closing Disclosure. Most delays come from missing documents and late appraisals, not from the title work.
The closing timeline, step by step
| When | What happens |
|---|---|
| Day 0 | Contract signed by both sides (the effective date). Your earnest money deposit is due within the days the contract allows. |
| Inside the inspection period | Home inspection, plus the Florida insurance inspections (4-point and wind mitigation) and a termite inspection. See how the inspection period works. |
| Week 1-2 | Full loan application and documents to the lender; the lender orders the appraisal; title search begins. |
| Week 2-4 | Appraisal, underwriting and conditions; homeowners insurance bound. The financing contingency deadline in your contract falls in here. |
| At least 3 business days before closing | You receive your Closing Disclosure, as federal rules require, and compare it with your Loan Estimate. |
| Closing day | Final walk-through, sign, fund and record. You get the keys when the contract says possession transfers. |
How long does closing on a house take with cash?
Without a lender there is no appraisal, underwriting or Closing Disclosure waiting period, so a cash closing can happen as soon as the title work is clear and your inspection period has run. The date you write into the offer is the real limit.
What slows a closing down
- Late or missing loan documents, and new debt opened during the loan process.
- An appraisal that comes in below the price, which reopens the negotiation.
- Insurance: a roof or electrical system an insurer will not cover, found late.
- Title problems: unreleased liens, probate or HOA estoppel letters that arrive late.
- Certain loan changes after the Closing Disclosure, such as a higher APR or a different loan product, which start a new three-business-day wait.
What to expect in a Florida closing
In Florida a title company or a real estate attorney usually runs the closing and holds the escrow deposit. The seller customarily pays the documentary stamp tax on the deed and the buyer pays the taxes on a new mortgage; your buyer closing costs calculator breaks out every line. Selling too?
