Estimate: asking price less the $50,000 homestead exemption × Clay County rate (15.05 mills, adopted 2025 millage). Not a bill.
⚠️
Property taxes in Florida are reassessed after a sale, so a buyer’s first full-year bill can be higher than the seller’s. Budget from this estimate, not the current bill, before you make an offer.
Current owner’s estimated bill $2,275/yr ($190/mo) — taxable value $151,826 × 15.05 mills
$775 more each year
(+34%)
Most of this comes from Florida’s Save Our Homes assessment cap resetting when the home sells — the current owner’s protected assessment does not transfer to a new buyer.

Property tax
The current owner's bill is about $2,275/yr (certified county roll, taxable value × millage). Buy at the asking price of $252,000 and the first-year bill resets to about $3,050/yr (the parcel is matched to the certified roll; asking price less the $50,000 homestead exemption × 15.05 mills); Save Our Homes caps later increases at 3%/yr.
Home and flood insurance
The average Citizens Property Insurance premium in Clay County is $1,189/yr (606 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $1,000–$2,500/yr; neither is a quote. Flood: this address maps to FEMA zone X, outside the high-risk zone; flood insurance is optional but most lenders and insurers recommend it. Statewide, a zone X flood policy runs about $500–$700/yr (FEMA Risk Rating 2.0 averages, not a quote).
Roof and age
Built in 1960. An original roof would be about 66 years old; under Florida's 2022 reform (SB 2-D) carriers may require an inspection past 15 years, so budget for a roof report and ask for the roof permit date.

The Messtimate
Our automated estimate of the likely sale-price range for this home — modeled from recent closed sales nearby adjusted to today's market, a local size-and-age model, and the county tax roll. It is an estimate, not an appraisal, not market value, and not an offer. A licensed agent's CMA sees the condition, the lot, and the live market that a model can't.
$195,700the mess$246,400
Directional estimate — built from 20 comparable closed sales within about 3 miles (same property type, closed within the last 18 months, each adjusted to today's market).
Track record: across 2,977 recent closed sales we scored, the closed price landed inside the Messtimate range 58% of the time; median miss 9.5% (closed sales statewide, FL + GA feeds that permit an automated estimate). Re-scored weekly; last 2026-10-18.
Last MLS close price: $252,000 ($214/sq ft) — the recorded sale is not an input to this range; the range is what the model reads from the market today.
A 26% spread on the same house — here is what a model can't see:
Condition & updates — a 1960 home may have had its roof, kitchen, or HVAC replaced since, or not; the model can't see either.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one.
Carrying costs & concessions — insurance, CDD/HOA and seller-paid buydowns change what a buyer actually pays.

County Road 220 widening and Little Black Creek bridge replacement open to traffic in Clay County
The project finished ahead of schedule, with a new four-lane bridge over Little Black Creek replacing a 1947 structure. Phase 1 began in December 2024 with intersection improvements at Rideout Ferry Road, and Phase 2 began in January 2025. Officials say it should ease traffic along the corridor.
Why it matters: A four-lane CR 220 corridor improves commute capacity for Fleming Island and Middleburg area drivers. The project is about 15 miles northeast of Palmer Ferris, elsewhere in Clay County.
Hyland Trail to bring over 3,000 homes to Lake Asbury in Clay County
News4Jax reported that Hyland Trail, along with the related Edenbrooke and The Glens communities, will bring more than 3,000 new homes to the Lake Asbury area of Clay County. Homes are being built by Dream Finders, Pulte and Lennar, with a Lodge amenity center featuring a beach-entry pool, splash zone, exercise facility and pickleball courts. Edenbrooke includes an age-restricted, low-maintenance home section.
Why it matters: Adds a large volume of new single-family housing supply and a private amenity center to the Lake Asbury area, expanding for-sale inventory across a range of home sizes and price points. The project is about 11 miles northeast of Palmer Ferris, elsewhere in Clay County.
First Coast Expressway advances as an economic-development corridor across Clay and St. Johns
The First Coast Expressway (State Road 23), a tolled beltway looping around the west and south of the Jacksonville metro, continued to open land for development along its corridor, with the final St. Johns County phase from Interstate 95 to east of County Road 2209 in progress. FDOT held a St. Johns County open house on the final phase in January 2026.
Why it matters: New limited-access highway capacity shortens commutes and opens adjacent land, changes that have historically shaped where new communities and demand concentrate. The site is about 13 miles northeast of Palmer Ferris.

Frequently asked questions
How big is 104 JACK Street and when was it built?
Per the listing record, 104 JACK Street was built in 1960 and has 1,180 sq ft of living area, 3 bedrooms and 1.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 104 JACK Street in?
104 JACK Street is in Palmer & Ferris in Green Cove Springs, Clay County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Why might property taxes on 104 JACK Street differ from the current owner's?
The estimate on this page (about $3,050 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $775 more per year than the current owner’s estimated bill (+34%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 104 JACK Street in a flood zone?
The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
