The page's modeled range for this home is $1,000–$2,000/yr; neither is a quote. Flood: this address maps to FEMA zone A, a high-risk zone where flood insurance is required with a federally backed mortgage. Statewide, a zone A/AE/VE flood policy runs about $1,200–$2,500/yr (FEMA Risk Rating 2.0 averages, not a quote).

The Messtimate
Our automated estimate of the likely sale-price range for this home — modeled from recent closed sales nearby adjusted to today's market, a local size-and-age model, and the county tax roll. It is an estimate, not an appraisal, not market value, and not an offer. A licensed agent's CMA sees the condition, the lot, and the live market that a model can't.
$414,400the mess$530,800
Strong local evidence — built from 6 comparable closed sales in Wexford Reserve (same property type, closed within the last 18 months, each adjusted to today's market); the Volusia County 2025 tax roll just value ($393,211) × the local sale-to-roll ratio of 13 nearby sales.
Track record: across 2,975 recent closed sales we scored, the closed price landed inside the Messtimate range 57% of the time; median miss 9.6% (closed sales statewide, FL + GA feeds that permit an automated estimate). Re-scored weekly; last 2026-10-14.
Actual list price: $452,000 ($199/sq ft) — the seller's asking price is not an input to this range; compare the two.
A 28% spread on the same house — here is what a model can't see:
Condition & updates — a renovated kitchen or new roof vs. dated finishes can swing value six figures.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one.
Carrying costs & concessions — this home carries HOA dues of $46/mo; insurance, CDD/HOA and seller-paid buydowns change what a buyer actually pays.

Flagler Beach pier rebuild nears completion with spring opening planned
The $16 million, 800-foot concrete pier is being built by Vecellio and Grogan, with FEMA covering 75% of the cost. The deck will sit 28 feet above sea level, and access will be free from 5 a.m. to 10 p.m.
Why it matters: Restores a major oceanfront amenity and visitor draw for the Flagler Beach coastline. The site is about 5 miles north of Wexford Reserve.
Palm Coast council advances Magnolia Trace plan for 624 homes on about 1,000 acres
The Palm Coast City Council approved on first reading, 4-1, an amendment converting the former Oare continuing-care village off Belle Terre Boulevard near U.S. 1 into the Magnolia Trace Master Planned Development. The plan calls for 624 units, including single-family homes, townhouses and up to 150 apartments, and 71% of the acreage is already in conservation. A second reading is still required, and Greenpoint Holdings is under contract to buy the land.
Why it matters: Adds a large block of for-sale and rental housing supply along the Belle Terre corridor, if final approval is granted. The site is about 8 miles north of Wexford Reserve.
Volusia County approves $13 million in ECHO grants for 10 projects
The council approved grants including $2.5 million each for Edgewater, Daytona Beach and the D Ranch Preserve nature center, plus a 250-foot Halifax River pier in Holly Hill, a boat dock in New Smyrna Beach, a DeBary splash pad and Port Orange's Willow Run Park.
Why it matters: Funds new waterfront access and park amenities across several Volusia communities. The project is about 13 miles southeast of Wexford Reserve, elsewhere in Volusia County.
State Road 40 widening in Volusia advances in design
The Florida Department of Transportation project to widen State Road 40 from State Road 11 to Cone Road in Volusia County remains in the design phase, with right of way acquisition in progress and construction not yet funded, according to a project page last updated July 14, 2026. The roughly 7 mile plan would add lanes, replace three bridges, and include a multi use trail and a wildlife crossing.
Why it matters: Design and right of way work continue on widening State Road 40 to four lanes, a project that would add roadway capacity, new bridges, and a multi use trail along the western Volusia corridor once construction is funded. The project is about 10 miles southwest of Wexford Reserve, elsewhere in Volusia County.

Frequently asked questions
How big is 2123 Raglan Circle and when was it built?
Per the listing record, 2123 Raglan Circle was built in 2023 and has 2,267 sq ft of living area, 4 bedrooms and 2.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 2123 Raglan Circle in?
2123 Raglan Circle is in Wexford Reserve in Ormond Beach, Volusia County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 2123 Raglan Circle have an HOA, and how much are the dues?
The listing reports HOA dues of $46 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
Why might property taxes on 2123 Raglan Circle differ from the current owner's?
The estimate on this page (about $4,836 per year) assumes reassessment at the list price less the homestead exemption. Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 2123 Raglan Circle in a flood zone?
The FEMA flood map places this parcel in Zone A, a special flood hazard area where lenders generally require flood insurance on a mortgaged purchase. Confirm the parcel's status with FEMA and your insurer, and ask for an elevation certificate.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
