Estimate: asking price less the $50,000 homestead exemption × Osceola County rate (15.23 mills, county-average millage, 2025; verify with the property appraiser). Not a bill.
Current owner’s estimated bill $4,325/yr ($360/mo) — taxable value $284,300 × 15.23 mills
$375 less each year
(−9%)
The current taxable value ($284,300) is above the asking price. After a sale the assessment is typically set from market value, which here would be lower than the current taxable value, so the estimate is lower. Confirm with the county property appraiser — the appraiser, not the sale price, sets the assessment.

What it really costs to own 2756 Summer Retreat Lane
The parts of the monthly number a mortgage calculator leaves out, from this listing's MLS record, the county tax roll, Citizens and FEMA. Property facts only.
Property tax
The current owner's bill is about $4,325/yr (certified county roll, taxable value × millage). Buy at the asking price of $310,000 and the first-year bill resets to about $3,950/yr (the parcel is matched to the certified roll; asking price less the $50,000 homestead exemption × 15.23 mills (county-average millage, estimate)); Save Our Homes caps later increases at 3%/yr.
CDD / special assessments
This listing reports $1,141/yr in CDD or special-district assessments on the tax bill (MLS, TaxOtherAnnualAssessmentAmount).
HOA dues
$220/month per the listing record. Dues cover what the association documents say they cover; ask for the budget and reserve study before you close.
Home and flood insurance
The average Citizens Property Insurance premium in Osceola County is $1,735/yr (2,188 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $500–$1,500/yr; neither is a quote. Flood: this address maps to FEMA zone X, outside the high-risk zone; flood insurance is optional but most lenders and insurers recommend it. Statewide, a zone X flood policy runs about $500–$700/yr (FEMA Risk Rating 2.0 averages, not a quote).
Roof and age
Built in 2024. A newer roof and current wind-mitigation features usually mean the lower end of insurance quotes; ask for the wind-mitigation form.
Estimated carrying cost at the asking price, before the mortgage: about $789/month (tax $329, CDD $95, HOA $220, insurance $145). An estimate from the sources above, not a quote; the monthly-cost calculator on this page adds the loan.

CFX holds public meetings on 14-mile toll road through part of Split Oak Forest
The Central Florida Expressway Authority held public meetings on Sept. 16 and 17 for a 14-mile road from State Road 417 near Boggy Creek Road in Orange County to Nova Road in Osceola County. CFX says portions could begin construction next year and that the road would ease traffic on Narcoossee Road. The agency faces a legal challenge from Orange County and is pursuing an eminent domain case.
Why it matters: If built, the road would add a new east-west route between Lake Nona and St. Cloud, changing commute options and access to east Orange and Osceola land. The project is about 12 miles northeast of Tohoqua, elsewhere in Osceola County.
St. Cloud council approves $6.7 million downtown apartment and parking garage agreement
The City Council unanimously approved an agreement with Atlantic Housing Partners for apartments and a parking garage next to City Hall. The Community Redevelopment Agency contributes $6.25 million and the city $460,000. The garage would hold 450 to 500 spaces, with 250 reserved for apartment residents.
Why it matters: New downtown rental housing and public parking would add residents and parking capacity to the St. Cloud core. The site is about 3 miles east of Tohoqua.
Orlando approves the 380-acre Dowden Central Community Development District in Lake Nona
Orlando approved the Dowden Central Community Development District, a roughly 380-acre district in the Lake Nona area of southeast Orlando, in March 2026. The district provides the framework to build roads, drainage, utilities, and parks for future development phases.
Why it matters: A new community development district lays the groundwork for large-scale growth in the Lake Nona area, a step that typically precedes new housing and commercial activity nearby. The site is about 9 miles north of Tohoqua.

Frequently asked questions
How big is 2756 Summer Retreat Lane and when was it built?
Per the listing record, 2756 Summer Retreat Lane was built in 2024 and has 1,559 sq ft of living area, 3 bedrooms and 2.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 2756 Summer Retreat Lane in?
2756 Summer Retreat Lane is in Tohoqua Ph 5B in Kissimmee, Osceola County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 2756 Summer Retreat Lane have an HOA, and how much are the dues?
The listing reports HOA dues of $220 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
What is a CDD fee?
A Community Development District fee funds a community's roads, amenities, and infrastructure through a bond and appears on the annual tax bill. This parcel shows a CDD assessment of about $1,141 per year; confirm the exact figure with the county.
Why might property taxes on 2756 Summer Retreat Lane differ from the current owner's?
The estimate on this page (about $3,950 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $375 less per year than the current owner’s estimated bill (−9%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Are short-term rentals allowed at 2756 Summer Retreat Lane?
Many communities restrict short-term rentals, and city/county rules also apply. Confirm the current HOA/CDD rules and local ordinances directly before assuming any rental use.
Is 2756 Summer Retreat Lane in a flood zone?
The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
