Listing description
About this home
Virtually Staged. You may think you know St. Petersburg, but you've never seen her like this.
You will feel like the king or queen of the city as you survey your domain from this 31st-floor residence in St. Petersburg's newest building. The views are nearly impossible to describe — they simply have to be experienced.
As you walk in the front door, a spacious gallery opens up to the expansive main living area that looks out over the city towards Tampa Bay, with the city of Tampa in the distance. Step through the glass doors onto the wraparound terrace and the full picture comes into focus. Nearly 270 degrees of exposure puts Tampa Bay straight ahead, with Tampa's skyline rising across the water in the distance.
Below you, the entire city reveals itself: Bayboro Harbor, Albert Whitted Airport, the St. Pete Municipal Marina, the base of the Pier, the Vinoy, Mirror Lake, and all the way around to the Gulf — from two different vantages at each end. Every bedroom shares a part of these views, and every bedroom opens onto this same magnificent balcony that stretches around the scope of the entire unit.
There's really nothing else like it. Designed by award-winning Arquitectonica with interiors by New York's Celano Design Studio, the residence delivers on every expectation those views create. Ten-foot ceilings and walls of floor-to-ceiling glass carry the outdoors inside.
The open great room flows into the kitchen and dining area, where European cabinetry with undercabinet lighting, quartz countertops, a six-burner gas cooktop, wine cooler, and a full JennAir appliance package meet the standard set by this price point. Grohe fixtures, a freestanding soaking tub, frameless glass shower with rain and handheld heads, and a dual-sink quartz vanity define the primary bath. Porcelain tile runs through the main living areas, each bedroom has its own en suite bath, and a powder room for guests with a spacious laundry room round out your day-to-day living.
The building's amenities are equally serious: A 36,000-square-foot amenity deck on the seventh floor includes a resort-style heated pool, yoga lawn, state-of-the-art fitness center, Zen garden, poolside cabanas, theater lounge, private dining room, and a dedicated dog run. The Sky Lounge and Observatory on the 45th floor offer 360-degree views of Tampa Bay, the Gulf, and the city below. The address itself is an amenity.
Central Avenue is St. Petersburg's creative spine, and 400 Central sits at the heart of it, in a block that is quickly becoming one of the city's most vibrant. Il Ritorno, one of four area restaurants to earn a Michelin Guide recommendation, is as close as across the street.
The Dalí Museum, the Chihuly Collection, the Museum of Fine Arts, and the St. Pete Pier are all minutes away. From your unit high above, you'll witness the city, but walk out the front door, and you're living it.

The Messtimate™
The Messtimate
This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.
$2,126,496the mess$2,705,028
Actual list price: $3,245,000 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.
A 27% spread on the same house — and that gap is exactly what an automated guess can't see:
Condition & finishes — as new construction, builder upgrades and finish level aren't in a sq ft number.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
Outliers skew it — one flip or distressed sale in the comps drags the whole $/sq ft up or down.
Carrying costs & concessions — CDD, HOA, insurance, and seller-paid buydowns change what a buyer actually pays.
And here's what the live market is doing — which the number above ignores entirely:
21 active listings competing, 1 under contract
≈1.0 months of supply
244 closed here in the last 12 months
For reference, this home is listed at $3,245,000 ($1,245/sq ft) — a number set with analysis a Messtimate can't do.

33-story tower planned for Water Street Tampa expansion
Strategic Property Partners plans a 33-story mixed use tower at Water Street and Cumberland Avenue in downtown Tampa on a 1.9-acre site. The building would hold 452 residential units ranging from studios to three bedrooms plus about 37,000 square feet of retail and 645 parking spaces. Construction is scheduled to begin in spring 2027 with completion targeted for 2029.
Why it matters: Adds a 33 story tower with 452 residential units and ground floor retail to the downtown Tampa market, continuing the buildout of the Water Street district and expanding high rise housing supply. The site is less than a mile west of 400 Central.
St. Pete approves temporary downtown dock for Tampa Bay ferry
The St. Petersburg City Council approved a temporary ferry dock on Bayshore Boulevard near the Vinoy in downtown St. Petersburg under a three-year contract costing about 324,200 dollars. Hubbard's Marina will operate cross bay service between downtown St. Petersburg and the Tampa Convention Center, with two vessels running year round. Service is expected to begin in October or November.
Why it matters: Establishes a temporary downtown dock and cross bay ferry connection, adding a new transit option and waterfront infrastructure serving the downtown St. Petersburg market. The project is about 16 miles southwest of 400 Central, elsewhere in Pinellas County.
St. Pete advances housing plan for nine vacant city lots
The St. Petersburg City Council unanimously approved a first reading of an ordinance to place a measure on the November 3 ballot that would remove nine vacant city lots in Methodist Town from the city's Charter Park and Waterfront Map. The change would allow up to 41 units of affordable or workforce housing, with four lots planned for single family homes and five larger parcels for multifamily housing. The lots have held park designations since 1984 but have remained vacant.
Why it matters: Advances a plan to convert nine vacant city lots into new single family and multifamily housing, adding to local housing inventory. Placing the parcels on the ballot could open long dormant land for residential construction. The project is about 17 miles southwest of 400 Central, elsewhere in Pinellas County.
Blake-Related team selected to redevelop 86-acre Historic Gas Plant District
St. Petersburg selected a bid led by Blake Investment Partners, with the Related Group as co-developer, to redevelop the 86-acre Historic Gas Plant District at the Tropicana Field site. The roughly 8.1 billion dollar mixed use plan calls for more than 3,600 income-restricted residential units, a 13-acre central park, and office, retail, hotel and civic space over an estimated 20-year buildout. The developers plan to purchase about 58 acres while the city retains roughly one third.
Why it matters: Adds a large mixed use district with thousands of new residential units, a central park, and office, retail, hotel and civic space to the downtown St. Petersburg market. Redevelopment of the Tropicana Field site reshapes the surrounding property landscape and expands housing supply. The project is about 18 miles southwest of 400 Central, elsewhere in Pinellas County.

Buyer research checklist
Items worth confirming for 400 Central Avenue #3107, chosen from what the record shows. This is general guidance, not advice about this specific property.
New construction: get the builder's warranty terms and the certificate of occupancy in writing, and ask which finishes shown are upgrades.
Condominium: request the association's budget, reserves, the most recent milestone or structural inspection report, and two years of meeting minutes before relying on the dues.
FEMA flood zone X: flood insurance is not usually required, but get a quote anyway — FEMA reports roughly one in four flood claims come from outside high-risk zones.
Get a homeowners insurance quote for this specific address in Pinellas County; a wind-mitigation inspection and, on older homes, a four-point inspection can change the premium.
Listed living area is 2,606 sq ft: verify it against the property appraiser's record and measure before relying on it.
Order a survey to confirm lot boundaries and easements.
Review permit history with the county.
Property taxes: the estimate on this page (about $34,072/yr) assumes reassessment at the list price; the seller's homestead cap does not transfer, so their current bill is not a guide.
School zoning shown here comes from district data and changes; confirm the assigned schools directly with the district before relying on them.

Frequently asked questions
How big is 400 Central Avenue #3107 and when was it built?
Per the listing record, 400 Central Avenue #3107 was built in 2026 and has 2,606 sq ft of living area, 3 bedrooms and 3.5 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 400 Central Avenue #3107 in?
400 Central Avenue #3107 is in 400 Central in St Petersburg, Pinellas County. The community section on this page shows recent closed sales, days on market, and active inventory for 400 Central from the same MLS data.
Why might property taxes on 400 Central Avenue #3107 differ from the current owner's?
The estimate on this page (about $34,072 per year) assumes reassessment at the list price. Florida's Save Our Homes rule caps annual assessment increases for homesteaded owners, and the assessment resets after a sale, so a new owner's bill may differ from the seller's. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 400 Central Avenue #3107 in a flood zone?
The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
