The Messtimate™
The Messtimate: $315,288 – $402,264
This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.
$315,288the mess$402,264
A 28% spread on the same house — and that gap is exactly what an automated guess can't see:
Condition & updates — a renovated kitchen, new roof, or older interior finishes can swing value six figures. Sq ft can't see it.
The lot — a premium waterfront, conservation, or cul-de-sac lot vs. a road-facing one: same sq ft, very different price.
Outliers skew it — one flip or one distressed sale in the comps drags the whole $/sq ft up or down.
Layout & beds/baths — two homes at 2,000 sq ft with 3/2 vs. 4/3 don't sell for the same number.
Views & orientation — golf, water, or preserve views aren't in the square footage.
Upgrades & systems — solar, pool, impact windows, new HVAC: real money, invisible to a calculator.
Unpermitted or mismeasured sq ft — public records are often wrong, and unpermitted additions don't count.
Carrying costs — CDD bonds, HOA dues, and flood-zone insurance change what a buyer will actually pay.
Timing & concessions — the market moves monthly, and seller-paid rate buydowns hide the true price.
School zoning & micro-location — one street over can mean a different school, and a different price.
And here's what the live market is doing — which the number above ignores entirely:
17 active listings competing in Old Orange Park
7 under contract now
29% of for-sale inventory is currently under contract (under contract + pending, as a share of all for-sale inventory)
≈3.0 months of supply (one market-context metric; should not be used alone)
Median sale price is up 7% over the last 25 months
Homes here sell at about 98.8% of list price
67 closed here in the last 12 months
For reference, this home is listed at $359,000 ($198/sq ft) — a number set with analysis a Messtimate can't do.
Want a property-specific review from a licensed agent? A Momentum Realty agent will do a real, free comparative market analysis — walking the home, the lot, the condition, and the live market. That's the difference between a Messtimate and a valuation.
Methodology: 1,812 sq ft × $174–$222/sq ft from recent nearby closed sales (public records). Estimate for general information only; not an appraisal, valuation, or offer. Updated July 2, 2026.

Jun 2026 · Retail Dining
Parker's Kitchen enters Clay County permitting at Orange Park Mall
Parker's Kitchen filed for its first Clay County store, a convenience store and fuel station on an outparcel in the former Sears parking lot at Orange Park Mall, 83 Blanding Boulevard. Kimley-Horn is the civil engineer, and the Clay County Development Review Committee was set to discuss the plan in early July. A related environmental resource permit for the broader Sears redevelopment was submitted June 16.
Why it matters: If permitting advances, it would add another fuel and convenience option along the Blanding corridor, but the county review outcome is not yet settled.
Parker's Kitchen expands toward at least 11 area sites with new land buys
Savannah, Georgia based Parker's Kitchen has now been identified for at least 11 convenience store and fuel sites across Clay, Duval, Nassau, and St. Johns counties after roughly $10 million in new land purchases. In Clay County the chain paid about $4 million for a parcel at 222 Blanding Boulevard, with the deed recorded June 11, adding to its planned footprint along the Blanding corridor. The company expects its first wave of area stores to open by the third quarter of 2026.
Why it matters: Continued convenience and fuel retail investment along Blanding Boulevard may add to commercial activity in the Orange Park corridor, though several of the chain's local sites remain in earlier review stages and timing could shift.
Developer buys vacant Sears at Orange Park Mall for mixed-use overhaul
Neptune Beach-based developer Corta purchased the long-vacant Sears anchor and adjoining parcels at 1910 Wells Road, roughly 190,000 square feet that had sat empty since the store closed in 2020. The acquisition clears a key hurdle for a planned mixed-use overhaul of the site next to Orange Park Mall.
Why it matters: A redeveloped anchor parcel could draw additional retail and service tenants to the Wells Road corridor, which may influence nearby commercial demand over time.
HCA Florida opens freestanding ER in Oakleaf Plantation near Orange Park
HCA Florida opened a roughly 10,860-square-foot freestanding emergency facility in Oakleaf Plantation as an extension of Orange Park Hospital's emergency services. The construction and equipment cost was reported at about $26 million, serving the Clay and Duval county line area.
Why it matters: Added emergency-care capacity west of Orange Park could support the broader Oakleaf and US-17/Blanding service area as the population grows.

Frequently asked questions
Why might my property taxes differ from the current owner's?
Florida's Save Our Homes rule caps annual assessment increases for homesteaded owners, and the assessment can be re-set after a sale. As a result a new owner's bill may differ from the seller's. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Where does the flood-zone information come from?
The flood designation shown (Zone X) comes from the FEMA flood map and is provided for general information. Confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
