The Welaunee Heel Finally Moves

The Welaunee Heel has been on planners' maps for years. The Tallahassee City Commission approved a development agreement for the roughly 894-acre property in October 2023, clearing the entitlements for a mix of residential, office, industrial-park and retail-commercial uses. TalisTrails is the name GreenPointe has given the community now rising on that land, and the May 2026 groundbreaking is the point at which the long-planned corridor started turning into infrastructure.

The scale is the story. Roughly 1,500 single-family homesites, plus townhome and multi-family product, is a large addition of ownership housing for northeast Tallahassee, and GreenPointe has said the residential mix is intended to span different price points and lot sizes rather than a single product type. Two builders are named so far, D.R. Horton and Premier Homes, which typically means a wider spread of floor plans and base prices than a single-builder site once homes are released.

Two things are genuinely unknown at this stage and should be confirmed in writing before any commitment: base pricing (unpublished at discovery) and the HOA and any CDD or special-assessment structure that will fund the master plan's roads, trails and amenities. Because the first residential phase is not expected until around mid-2027, this is a plan-ahead community, not a move-now one.
