Florida is a buyer-leaning market in most large counties right now: median community prices fell over the last year in 13 of the 14 largest counties in our data, typical market time is 46–72 days, and 201,552 listings statewide failed to sell in 12 months. That is not a “don’t sell” verdict — the same counties recorded well over 100,000 closings. It means sellers who price to the current market sell; sellers who price to 2022 join the failed-listing count. The case for selling now — from the data

Homes are transacting in volume at 46–72 day market times — this is a functioning market, not a frozen one. Prices in most counties drifted down over the past year, which means waiting has not been paid; a seller who waited from last August to this August in Lee County saw the median community price fall 7.1% while paying another year of taxes, insurance, and upkeep. And if your next move is also a Florida purchase, you buy your replacement home with the same buyer-side leverage you’re granting your buyer.

The case for waiting — honestly stated

If you don’t need to move, have low carrying costs, hold a mortgage rate you’d surrender, or sit in one of the communities still appreciating (they exist — county medians hide wide spreads), waiting can be rational. What the data does not support is waiting specifically because a better 2027 is assumed: this page makes no forecast, and anyone who promises one is selling something.

Methodology: "failed listings" are MLS records that ended Canceled, Expired, or Withdrawn without a recorded closing, deduplicated to one record per listing, across the MLS feeds Momentum Realty licenses statewide, for the 12 months ending August 15, 2026. County market figures aggregate per-community MLS statistics (median community days-on-market and median community 1-year price change, weighted view; closings counts as recorded).
