Moving to Ponte Vedra Beach: What You Actually Need to Know

When people say "Ponte Vedra," they may mean very different things. The actual city is Ponte Vedra Beach, a coastal town in St. Johns County. But the broader Ponte Vedra area includes Nocatee, which is technically Ponte Vedra but functions as a separate master-planned community five miles inland.

Ponte Vedra Beach (32082) is the original. Coastal, established, country club culture, median home around $1.25M. Home of TPC Sawgrass and the PLAYERS Championship.

These are different markets with different buyers. The first thing to clarify in any "moving to Ponte Vedra" conversation is which area you actually mean.

The Ponte Vedra Beach price reality

Ponte Vedra Beach proper is one of the most expensive zip codes in Northeast Florida. Median sale price runs around $1.25M in 2026. The price points break roughly:

$500K-$900K: Condos and townhomes in older sections. Smaller single-family homes inland from A1A.

$900K-$1.5M: Single-family in established neighborhoods like Ponte Vedra Lakes, Sawgrass, and parts of the Plantation.

$1.5M-$3M: Gated luxury in Marsh Landing, TPC Sawgrass Country Club, and select estate sections.

$3M+: Oceanfront and select waterfront. Ponte Vedra Beach oceanfront is genuinely scarce inventory.

Schools, and why people move here

St. Johns County School District is consistently ranked the top public district in Florida. Within Ponte Vedra Beach specifically, the high school is Ponte Vedra High School, the middle school is Landrum Middle, and most elementary students attend Ocean Palms Elementary or Ponte Vedra Palm Valley Elementary.

All four schools carry A ratings from the Florida Department of Education. Ponte Vedra High has a particularly strong academic and athletic reputation, including state titles in multiple sports.

For relocating families with school-age children, the school district is the single biggest reason to be in this zip code. The premium you pay over comparable Jacksonville neighborhoods (Atlantic Beach, Mandarin) is roughly the cost of the school district.

The country club factor

Ponte Vedra Beach has more private country clubs per capita than nearly any market in America. The big ones: TPC Sawgrass (championship course, PLAYERS Championship venue), Sawgrass Country Club, Ponte Vedra Inn and Club, Marsh Landing, and several others.

Initiation fees range widely: $50K-$250K depending on the club. Monthly dues run $1,000-$2,500. Membership is often required (or strongly encouraged) for homeowners in specific gated communities. Verify before you buy.

If you have no interest in country club membership, you can still live in Ponte Vedra Beach. Plenty of homes exist outside the gated club communities. You will pay the same general price premium for the schools and lifestyle but skip the club fees.

The commute reality

Ponte Vedra Beach is roughly 25-35 minutes from downtown Jacksonville (depending on time of day and traffic). Mayo Clinic Jacksonville is 20-30 minutes via Race Track Road and JTB. Jacksonville Beach is 10-15 minutes north. St. Augustine is 20 minutes south.

For people working downtown daily, the commute is real but manageable. For people working in Southside, Mayo, or the beaches, Ponte Vedra is a reasonable choice. For people whose work is on the Northside or Westside of Jacksonville, the commute will be long.

Jacksonville International Airport is 45-55 minutes north. Plan accordingly for early flights.

Insurance and the coastal reality

Ponte Vedra Beach is coastal Florida, which means insurance is meaningful. Wind-zone properties (anywhere near the ocean) carry higher premiums than inland properties. Flood zone matters: some Ponte Vedra Beach properties sit in AE or VE zones with required flood insurance.

Expect home insurance plus wind plus flood (where applicable) to run $4,000-$10,000+ per year on a $1M+ home in Ponte Vedra Beach. Always get a current insurance quote before you go under contract.

Should you live in Ponte Vedra Beach or Nocatee

Both are technically Ponte Vedra. Both feed the St. Johns County school district. The decision usually comes down to lifestyle and price.

Ponte Vedra Beach if: you want coastal lifestyle, you can afford $1M+, you want country club culture, you prefer established neighborhoods over master-planned.

Nocatee if: you want top schools at a lower price point ($500K-$1M), you want master-planned amenities (Splash Park, trails, town center), you have younger kids who will benefit from the family density.

Many families start in Nocatee, build equity, and move to Ponte Vedra Beach as their budget allows. Others go straight to Ponte Vedra Beach if they have the budget on arrival. Both paths work.
