The parts of the monthly number a mortgage calculator leaves out, from this listing's MLS record, the county tax roll, Citizens and FEMA. Property facts only.
Property tax
Buy at the asking price of $300,000 and the first-year bill resets to about $3,925/yr (Clay County total millage 15.053 with homestead, FY2025-26); Save Our Homes caps later increases at 3%/yr.
HOA dues
$55/month per the listing record. Dues cover what the association documents say they cover; ask for the budget and reserve study before you close.
Home and flood insurance
The average Citizens Property Insurance premium in Clay County is $1,189/yr (606 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $500–$1,500/yr; neither is a quote. Flood: this address maps to FEMA zone X, outside the high-risk zone; flood insurance is optional but most lenders and insurers recommend it. Statewide, a zone X flood policy runs about $500–$700/yr (FEMA Risk Rating 2.0 averages, not a quote).
Roof and age
Built in 2023. A newer roof and current wind-mitigation features usually mean the lower end of insurance quotes; ask for the wind-mitigation form.
Estimated carrying cost at the asking price, before the mortgage: about $481/month (tax $327, HOA $55, insurance $99). An estimate from the sources above, not a quote; the monthly-cost calculator on this page adds the loan.

The Messtimate
Our automated estimate of the likely sale-price range for this home — modeled from recent closed sales nearby adjusted to today's market, a local size-and-age model, and the county tax roll. It is an estimate, not an appraisal, not market value, and not an offer. A licensed agent's CMA sees the condition, the lot, and the live market that a model can't.
$275,200the mess$338,700
Strong local evidence — built from 20 comparable closed sales within about 3 miles (same property type, closed within the last 18 months, each adjusted to today's market); the Clay County 2025 tax roll just value ($269,074) × the local sale-to-roll ratio of 40 nearby sales.
Track record: across 2,983 recent closed sales we scored, the closed price landed inside the Messtimate range 58% of the time; median miss 9.2% (closed sales statewide, FL + GA feeds that permit an automated estimate). Re-scored weekly; last 2026-10-19.
Actual list price: $300,000 ($200/sq ft) — the seller's asking price is not an input to this range; compare the two.

Condition & updates — a renovated kitchen or new roof vs. dated finishes can swing value six figures.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one.

Loretto Elementary breaks ground on $12.3 million classroom addition
The addition will replace 13 portable classrooms and two aging pod buildings with 15 classrooms, a music room and a teacher planning room, and will expand the parent drop-off loop. The school enrolls 875 students for 2026-27. Funding comes from the voter-approved half-cent sales tax, with opening expected in 2028.
Why it matters: Expanded permanent capacity and a longer drop-off loop affect school-area traffic and classroom availability in the Mandarin area. The site is less than a mile northeast of Pinewood Place.
County Road 220 widening and Little Black Creek bridge replacement open to traffic in Clay County
The project finished ahead of schedule, with a new four-lane bridge over Little Black Creek replacing a 1947 structure. Phase 1 began in December 2024 with intersection improvements at Rideout Ferry Road, and Phase 2 began in January 2025. Officials say it should ease traffic along the corridor.
Why it matters: A four-lane CR 220 corridor improves commute capacity for Fleming Island and Middleburg area drivers. The project is about 12 miles southwest of Pinewood Place, elsewhere in Clay County.
UF Health Durbin Park 99-bed hospital opens in northern St. Johns County; Baptist Silverleaf adds emergency department
UF Health Durbin Park, a 99-bed hospital with a 24-hour emergency department on 42.5 acres, held its ribbon-cutting and opens the following week. Baptist Health's Silverleaf campus, about 10 miles south, is adding an emergency department, and AdventHealth and Acadia Health have also opened facilities near I-95. The county's population has grown more than 25% since 2020.
Why it matters: New hospital and emergency capacity shortens drive times to emergency care and adds healthcare jobs in northern St. Johns County. The site is about 10 miles southeast of Pinewood Place.
Gateway Jax seeks more than $70 million in city incentives for Riverfront Plaza tower and Hotel Merrydelle
Gateway Jax is requesting about $55.4 million in incentives for a 17-story, roughly $271.5 million Riverfront Plaza tower with 130 to 170 hotel rooms and 50 to 150 residences on Independent Drive. It also seeks a $15 million loan for the nearly $50 million renovation of the former Ambassador Hotel at 420 Julia Street. The Downtown Investment Authority board votes Sept. 16 and City Council has the final say.
Why it matters: If approved, the projects would add hotel rooms, residences and restaurants along the Downtown riverfront. The site is about 8 miles north of Pinewood Place.

Frequently asked questions
How big is 2907 LUCILLE Lane and when was it built?
Per the listing record, 2907 LUCILLE Lane was built in 2023 and has 1,498 sq ft of living area, 3 bedrooms and 2.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 2907 LUCILLE Lane in?
2907 LUCILLE Lane is in Pinewood Place in Middleburg, Clay County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 2907 LUCILLE Lane have an HOA, and how much are the dues?
The listing reports HOA dues of $55 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
Why might property taxes on 2907 LUCILLE Lane differ from the current owner's?
The estimate on this page (about $2,940 per year) assumes reassessment at the list price less the homestead exemption. Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 2907 LUCILLE Lane in a flood zone?
The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
