The Messtimate™
The Messtimate
Insufficient local evidence for an automated estimate. The Messtimate is a deliberately simple range — living area × recent closed-sale $/sq ft from comparable homes nearby — and it only renders when at least 3 defensible sales exist within about 10 miles in St. Johns County in the last 18 months. Only 1 qualifies for this home, so no dollar range is shown. It is not an appraisal or a valuation.
Want a property-specific value review? A licensed Momentum Realty agent can prepare a free comparative market analysis using the home, the lot, its condition, and the live market.
Methodology: the range would be 1,453 sq ft × the interquartile $/sq ft of comparable closed sales (same property type, living area within 30%, closed within 18 months, nearest verified subdivision, 3-mile, then 10-mile same-county stage). Estimate for general information only; never an appraisal, valuation, or offer. Updated October 2, 2026.

Five building professional and medical office complex planned on Crosswater Parkway at Nocatee Town Center
Crosswater Professional Offices is proposed at 51 Crosswater Parkway on about 3.4 acres, with a county application filed Sept. 10 and a stormwater permit issued by the water management district on Sept. 23. Units of roughly 1,700 to 8,900 square feet are offered for sale or lease, with delivery targeted for 2027.
Why it matters: More office and medical space near the Town Center could bring additional services close to Nocatee homes.
Permits enter review for The Hub at Nocatee retail, dining and entertainment center
Center Connect Development III has permits in review for seven shell buildings ranging from about 5,056 to 13,534 square feet, at a combined estimated cost of 7.2 million dollars, for The Hub at Nocatee. The 63,225 square foot project sits on 8.07 acres at 28 Sawston Road in the Marketplace at Nocatee near Publix. The developer has said it expects to open in 2028.
Why it matters: Another retail and dining node inside Nocatee's Marketplace could add convenience for homes in the surrounding villages as the community continues to build out.
St. Johns County commissioners deny the 4,462 acre Davis agricultural enclave north of Nocatee
The St. Johns County Commission voted 3-2 on Sept. 15 to deny certification of about 4,462 acres north of Nocatee as an agricultural enclave under the new state law, reversing the deadlock from its Sept. 1 meeting. The motion to deny cited the view that the parcels did not meet the statutory definition of an agricultural enclave. Reporting indicates the applicant plans to appeal.
Why it matters: The denial pauses, at least for now, a path to thousands of additional homes in the Palm Valley area, although an appeal could reopen the question and keep future supply near Nocatee uncertain.
St. Johns commission deadlocks on the 4,462 acre Palm Valley enclave and votes to explore a legal challenge to the state law
On September 1 the St. Johns County Commission failed to reach a majority either to certify or deny the Davis family and PARC Group application to certify more than 4,000 acres north of Nocatee as an agricultural enclave under the 2026 state law. Motions to deny and to approve both failed on 3 to 2 votes. Commissioners then voted 3 to 2 to direct county counsel to look into ways to challenge the law itself. County staff say the application is automatically certified if the county takes no action by about September 28.
Why it matters: Whether the enclave is certified by default or tied up in litigation, the tract sits between Nocatee and Palm Valley, so the outcome could shape the long term supply of new home sites in the northeast part of the county.

Frequently asked questions
How big is 71 CANARY PALM Court and when was it built?
Per the listing record, 71 CANARY PALM Court was built in 2016 and has 1,453 sq ft of living area, 3 bedrooms and 2.5 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 71 CANARY PALM Court in?
71 CANARY PALM Court is in Palms At Nocatee East in Ponte Vedra, St. Johns County. Too few comparable closed sales exist nearby for this page to show local sales statistics; a licensed agent can prepare a comparative market analysis.
Does 71 CANARY PALM Court have an HOA, and how much are the dues?
The listing reports HOA dues of $322 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
What is a CDD fee?
A Community Development District fee funds a community's roads, amenities, and infrastructure through a bond and appears on the annual tax bill. This parcel shows a CDD assessment of about $2,300 per year; confirm the exact figure with the county.
Why might property taxes on 71 CANARY PALM Court differ from the current owner's?
The estimate on this page (about $4,175 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are approximately equal to the current owner’s estimated bill. Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Are short-term rentals allowed at 71 CANARY PALM Court?
Many communities restrict short-term rentals, and city/county rules also apply. Confirm the current HOA/CDD rules and local ordinances directly before assuming any rental use.
Is 71 CANARY PALM Court in a flood zone?
The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
