Spoonbill Preserve
Homes for Sale in Vero Beach, FL
True comps, carrying-cost math, and listings before the portals.

As of this snapshot, Spoonbill Preserve has no active listings on the MLS, which is what you would expect for a master plan that had cleared county approval but not yet delivered homes when we last checked. The Indian River County Planning and Zoning Commission approved the project on July 25, 2024. There is no recorded sales pace to read here yet.
For a buyer, the signal at this stage is the approved program, not comparable sales: 460 single-family homes and 412 multifamily units on roughly 413 acres, with three clubhouses and an unusually large share of the site set aside as open space and engineered wetland. Builder assignments and pricing had not been published at discovery. For anyone tracking north Vero Beach along U.S. 1, this is an early-stage community worth watching as builders and phasing are announced.

The Spoonbill Preserve buying strategy.
If we were buying in Spoonbill Preserve today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Spoonbill Preserve.
A Master Plan Built Around an Engineered Wetland
Spoonbill Preserve is one of the larger approved communities in Indian River County, and its defining feature is how much of the site stays undeveloped. County code required about 31 acres of recreational space; the plan instead sets aside roughly 109 acres of recreation and open space, and public coverage describes the whole subdivision organized around a manmade, biologically diverse saltwater wetland system that winds through the site and doubles as a water-purification feature. That structure shapes the homesite layout and the community's three planned clubhouses.
The approved program is a mixed one: 460 single-family homes and 412 multifamily units on about 413 acres, plus a small neighborhood shopping center. The single-family homes are the ownership core buyers will most often ask about; the multifamily count reflects the plan's density mix, and the ownership or rental structure of that component, along with condo versus other forms, should be confirmed as builders and phasing are announced. The land was assembled by Grand Harbor Land North beginning in the early 2000s, and the site sits in the established Grand Harbor and Antilles corridor between U.S. 1 and the lagoon in north Vero Beach.
Several specifics are genuinely unknown at this stage and should be confirmed in writing before any commitment: the production builder or builders, base pricing, the HOA structure and fee, and whether the site carries a Community Development District (CDD) assessment. Recorded community documents and the developer's sales team, not early approval coverage, are the reliable sources for those figures, and the delivery timeline for a plan of this size will run in phases.
The location and the amenities are priced into every listing in Spoonbill Preserve. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
For a large, approved, not-yet-built master plan, the value of a local agent is tracking it from paper to product. We can watch for the builder announcements and the first phase release, confirm which homesites and price bands open first, and help you compare the single-family product against other north Vero Beach new construction along U.S. 1 rather than relying on approval-stage figures.
We also read the fine print buyers often miss on new construction, including the HOA budget, any CDD assessment, and how a multi-phase, mixed-density plan is sequenced, so the monthly cost and the timeline you underwrite are the real ones.
