Across the nine St. Johns County–area districts verified below, total CDD assessments run from about $997 to $2,965 per residential unit per year, and the amount depends less on which community you choose than buyers expect — within a single community, lot width, product type, and bond series can nearly triple the assessment. The tables below show the verified per-unit figures, the fiscal year each was adopted for, and the official document each was transcribed from.

Every figure is as printed in the linked official document (totals shown as ranges may be sums of the printed O&M and debt columns), except † Julington Creek Plantation, which is from a secondary source citing the official jcpcdd.org assessments page (the district site was unreachable when compiled) — treat as pending direct verification. “Not published per-unit” means the adopted budget shows aggregate debt schedules without a per-unit debt table. RiverTown Rivers Edge CDD I publishes FY2026 per-unit figures of $1,310.90–$2,812.09 whose O&M-vs-total labeling was ambiguous in the source document; excluded from the summary until confirmed.

Reading the table like a buyer

Three practical points. First, O&M and debt behave differently: debt service ends when its bonds are repaid, O&M continues while the district operates — two communities with the same total today can cost very different amounts over fifteen years. Second, the spread inside a community is large: in Aberdeen, FY2026 assessments run from $996.79 (multi-family) to $2,803.39 (80-foot lot). Third, newer phases often carry newer bond series with different debt levels — at Shearwater, FY2025/26 totals differ by up to about $170/year between series for the same product type.

Communities without a CDD

Not every St. Johns County community levies a CDD assessment. Parts of SilverLeaf were developed without one — the answer depends on the specific address, so verify parcel by parcel. What we could not verify — and said so

Beachwalk (Twin Creeks North CDD) and the World Golf Village–area World Commerce CDD publish budgets we could not retrieve when compiling this page; their figures are omitted rather than estimated. Julington Creek Plantation’s figure is secondary-sourced pending district-site verification. Rivers Edge CDD I’s per-unit table is published but ambiguously labeled in the source PDF; it is excluded from the summary until the column labels are confirmed. If a community you’re considering isn’t here, ask us and we’ll pull the district’s adopted budget.

All assessment figures on this page are transcribed from the cited district documents and are reported per residential unit, per year, as printed for the stated fiscal year. Assessments vary by lot width, product type, phase, and bond series, and change on district budget adoption. Figures may include collection fees and early-payment discounts per each district’s presentation. Always verify the assessment for a specific parcel with the district or the St. Johns County Tax Collector before making an offer — this page is general information, not a representation about any specific property.
