The cost structures, compared

Two active-adult homes at the same purchase price can cost very different amounts per month, because the recurring fees are structured differently. The three patterns to understand:

  • The age restriction is real. These communities require at least one resident 55 or better, which rules out multigenerational households on title. Some, like Reverie inside SilverLeaf, let family live in the adjacent all-ages neighborhoods.
  • In a builder community, the sales rep works for the builder. You can bring your own agent at no cost, but you generally must register them on your first visit. Walk in alone and you may forfeit representation on that home.
  • Premium does not always mean better for you. Del Webb Nocatee's price buys location and the newest homes; a value or no-CDD community may serve a budget-focused buyer far better.
