Why this price band matters

Northeast Florida has some of the most concentrated private golf in the Southeast. TPC Sawgrass and Marsh Landing dominate the headlines, but those communities mostly start above $1.5M for buildable homes. Below that price point, there are six golf communities that deliver real club access without the seven-figure entry cost.

The trade-offs are real. You give up some of the prestige factor, sometimes the championship-tournament pedigree, and occasionally the lot size. What you keep is the lifestyle: private golf, country club amenities, gated security, and homes with active social calendars.

1. Jacksonville Golf and Country Club (JGCC)

Price band: $500K-$1.4M for most inventory. Membership: Required for golf access. Initiation roughly $30K-$50K. Style: Established Southside.

JGCC sits in Southside Jacksonville off Baymeadows and is one of the most active country clubs in the city by member volume. The course is well-maintained, the social calendar is busy, and the homes range from mid-century classics on big lots to custom new builds. This is the most accessible established golf community in Jacksonville for the price.

2. Queens Harbour Yacht and Country Club

Price band: $700K-$1.5M for most inventory. Membership: Available for both yacht and golf. Style: Gated with private lock-controlled harbor.

Queens Harbour is the only true yacht community in Jacksonville. The private harbor is a lock-controlled deepwater facility, the country club includes a championship golf course, and the gated security is robust. Premium for boaters, accessible price point for the area amenities.

3. Hidden Hills Country Club

Price band: $400K-$900K. Membership: Optional. Style: Established Northside, established neighborhood.

Hidden Hills sits in the Arlington/Ft. Caroline area and is one of the most affordable established golf communities in Jacksonville. The course has historical pedigree (it has hosted PGA events in the past) but the surrounding neighborhood is less prestigious than JGCC. Strong value for buyers who want club access without the premium price.

4. Magnolia Point

Price band: $350K-$750K. Membership: Optional. Style: Gated, Green Cove Springs/Clay County.

Magnolia Point is a gated golf community in Green Cove Springs about 35 minutes from downtown Jacksonville. The course is well-rated, the gates are real, the homes are newer construction, and the prices are well below comparable Duval or St. Johns golf communities. Real value play for buyers willing to be further from downtown.

5. Eagle Harbor

Price band: $400K-$900K. Membership: Optional. Style: Master-planned, Fleming Island/Clay County.

Eagle Harbor combines a Clyde Johnston-designed golf course with a master-planned community in Fleming Island. Family-friendly, A-rated Clay County schools (Fleming Island High), and a balance of golf and community amenities. Often picked by NAS Jacksonville families who want golf access plus schools.

6. World Golf Village

Price band: $400K-$1.5M depending on section. Membership: Available. Style: Master-planned with two championship courses (King and Bear, Slammer and Squire).

World Golf Village in northern St. Augustine has two championship courses including the King and Bear (Jack Nicklaus and Arnold Palmer co-design). Mix of gated and non-gated sections. St. Johns County schools. Often picked by buyers who want a master-planned feel with golf included and accessibility to St. Augustine.

What to ask before you buy

Golf community homes look like ordinary residential real estate but the financial picture is more complex. A few things to verify on any specific property.

Membership requirements. Some communities (JGCC) require membership for any homeowner. Others (Hidden Hills, Eagle Harbor) make it optional. Initiation fees range from $0 to $100K+ depending on the club.

Monthly dues. Active country clubs run $500-$1,500/month. Less active ones run $200-$500.

Voting vs. social membership. Some clubs offer cheaper "social" tiers that get the dining and pool but limited or no golf access. Verify exactly what tier the property is tied to.

Club financial health. Ask about recent assessments, deferred maintenance, and the club's reserve fund. A struggling club hurts resale value of every home tied to it.
