When Is the Best Time to Sell a House in Jacksonville, FL?

The best time to list a house in Jacksonville is April, so that it closes in June. Across 24 years of recorded Duval County MLS closings (2002 to 2025), June closings sold for 3.7% above the year's average price and earned the strongest sale-to-original-list ratio of any month, 96.3%, with a median 43 days to contract. The weakest month to close is January, at 8.1% below the annual average and 51 days. Because the median Jacksonville sale takes about six weeks to go under contract plus roughly a month to close, the listing date sits about two months ahead of the closing date. That is the whole answer; the rest of this page shows the month-by-month numbers, what late 2026 changes, and how the answer shifts for St. Johns, Clay and Nassau.

This page is the Jacksonville city answer. The county-level tables live on our best time to sell in Duval County page, and the regional view, with closings by month for the whole metro, is on best time to sell a house in Northeast Florida.

What month should you list a house in Jacksonville?

The table below is organized by listing month, not closing month, because the listing date is the decision you control. Each row pairs a listing month with the closing month it typically produces (about two months later) and shows what Duval County homes closing in that month have averaged across 2002 to 2025: price versus that year's average, median days on market, sale-to-original-list ratio, and the month's share of the year's closings. Read it as a tendency, not a rule. Any single year moves with mortgage rates and inventory. But the shape has held for 24 years: list in March, April or May, close in May, June or July, and you are selling into the months with the most closings, the shortest market time and the highest prices relative to the year. List in November and you close in January, the month with the fewest closings (6.1% of the year), the longest market time and the lowest relative price.

Why does June produce the best sale price in Jacksonville?

Three things line up. Buyer activity peaks in late spring, so a home listed in April meets the most competition among buyers. Days on market bottom out in May and June (42 to 43 days versus 51 to 53 in January and February), which means fewer price cuts. And the sale-to-list ratio climbs from 95.3% in January to 96.3% in June; on a $345,000 home that one point is about $3,400. Our regional sell-timing index, built from 2015 to 2025 closings, shows the same curve for Northeast Florida: the volume-weighted median price runs at 90.6% of the annual median in January, 103.1% in June and 103.3% in July.

December is the quiet exception. Duval closings in December have averaged 2.2% above the annual norm despite 50 days on market, because the buyers who close in December are usually on a deadline. If you must sell in winter, an October listing with a December close has historically done better than a November listing with a January close.

What does the late-2026 market add to the seasonal answer?

Seasonality is a tailwind of a few percent. The market cycle can be larger, so check both. Where Jacksonville stood on October 30, 2026 (our county-truth and city-truth files, computed from the raw MLS feed): 4,159 active listings inside the city and 1,404 pending, with a median list price of $299,000; across Duval County, 4,283 active, 13,633 closings over the trailing 12 months, 63 median days on market for active listings and 3.8 months of supply.

From the September 2026 Market Pulse (NEFAR MLS closings through October 29, 2026): Duval County's September median was $343,999 on 868 closings, up 4.2% year over year, with a 33-day median to contract. Regionally, 56% of active listings had cut price, 72% of closings came in below list, new contracts were down 11.8% year over year, and 12% of sales closed over the original asking price. The Momentum Market Score read 44 out of 100, "Balanced, soft." Our six-month model gives a 65% probability that prices stay flat to slightly lower through early 2027. In other words, the spring 2027 listing window is worth taking, but a home priced to 2022 comps will sit through it. Our Jacksonville housing market forecast works through that model.

How do Jacksonville ZIP codes differ in days on market?

The city average hides a wide spread. September 2026 median days on market by ZIP, from the same Market Pulse, for the Jacksonville ZIPs with the most closings: 32218 (257 closings) 41 days; 32225 (150) 20.5 days; 32244 (148) 28.5 days; 32224 (143) 15 days; 32219 (142) 52 days; 32210 (138) 26 days; 32205 (135) 28 days; 32246 (109) 20 days; 32223 (92) 23 days; 32256 (90) 28 days. A seller in a 15-to-20-day ZIP can list later in the spring and still close in June; a seller in a 50-day ZIP should list by March. Every ZIP's current figures are on our ZIP rankings pages.

Does the best month change in St. Johns, Clay or Nassau County?

Slightly, and the full tables are on each county page. From the same 24-year seasonality file (2002 to 2025):

  • St. Johns County: June closings average +3.9% versus the year with a 96.0% sale-to-list ratio and 57.9 days; January is -4.4% at 70.8 days. June also carries the largest share of the year's closings, 10.7%.
  • Clay County: June is +4.1% at 96.75% and 46.2 days; July is the fastest month at 45.2 days; January is -5.9% at 59.9 days.
  • Nassau County: the pattern is flatter and noisier because the county has fewer sales. December closings average +3.0%, September +2.6% and August +2.5%; June is the fastest month at 58.0 days with the highest sale-to-list ratio, 96.4%; January is -6.0% at 64.2 days.

The practical difference: homes in St. Johns and Nassau take two to four weeks longer to go under contract than homes in Duval, so a June closing there means listing in late March rather than April.

How should you time a Jacksonville listing in 2027?

  • Target a June closing: list in April, or in March if your ZIP's days on market run above 40.
  • Price to the last 90 days of closings, not to the seasonal premium. The premium shows up in the sale-to-list ratio only when the list price is right to begin with.
  • Do not list in late November into a January close unless you have to; across 24 years that is the weakest combination on price, speed and share of buyers.
  • If you are buying in Jacksonville at the same time, the Save Our Homes portability calculator shows how much of your tax cap moves with you, and the cost to sell a house in Florida page itemizes the seller side of closing.

Across 24 years of Duval County MLS closings (2002 to 2025), June closings averaged 3.7% above the year's average price with a 96.3% sale-to-original-list ratio and 43 median days on market. Because a Jacksonville sale takes about two months from listing to closing, that means listing in April.

What is the worst month to sell a house in Jacksonville?

January closings, which usually come from November listings. Over 2002 to 2025, Duval County homes closing in January sold for 8.1% below the annual average, took a median 51 days to go under contract, and made up only 6.1% of the year's closings. Is late 2026 a good time to sell in Jacksonville?

It is a balanced, softening market, not a seller's market. Does selling in spring really get a higher price in Jacksonville?

On average, yes, by a few percent. May through July closings in Duval County have averaged 1.5% to 3.7% above the annual average price over 2002 to 2025, and our Northeast Florida sell-timing index (2015 to 2025) shows June and July at 103% of the annual median versus 90.6% in January. The premium depends on pricing correctly at listing.
