Admirals Cove trades on scale and setting more than on any single feature. Median living area here runs north of 5,000 square feet, and with homes dating from 1986 through 2025, the mix spans original construction to recent builds — so condition and vintage do a lot of the pricing work inside this one community.
At 12 months of supply against 36 active listings across roughly 200 homes, this is a buyer-leaning market: inventory is taking longer to clear, which gives buyers room to negotiate on price and terms, and pushes sellers toward sharper preparation and pricing to stand out.
Figures in this note are as of July 20, 2026. The live market numbers elsewhere on this page update nightly and are newer.

Confidence: Very High (45 active and pending listings, 0 closed sales in 12 months).

The 60-Second Overview
A gated golf and boating community in Jupiter built around large-format homes, with a majority of owners holding it as a homestead — a signal that this is used as a primary residence more than a second home for most current owners.

The Admirals Cove buying strategy.
If we were buying in Admirals Cove today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Use your leverage. With inventory sitting, there is room to negotiate on anything dated or overpriced and to ask for repairs or a rate buydown.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Admirals Cove.
Scale, vintage, and what buyer-leaning means here
The spread of construction years — 1986 to 2025 — means two homes on the same street can present very differently: original systems and layouts versus recent rebuilds or new construction. With a median year built of 1990, expect a meaningful share of the inventory to carry original-era mechanicals, roofs, and finishes, which is where condition becomes the real pricing variable, more than square footage or amenities alone.
Twelve months of supply is a slower clearing pace, and it matters for strategy on both sides. Buyers get more time to evaluate multiple listings and more leverage on inspection items and closing terms. Sellers competing against 36 active listings need the home to show well and be priced to the current pace, not to what similar homes sold for when supply was tighter.
The location and the amenities are priced into every listing in Admirals Cove. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
In a community where vintage varies as much as it does here, pricing a home well means weighing age and condition against size and amenities line by line, not leaning on a single comp. We walk buyers through what a given build year typically means for near-term capital needs, and we help sellers position against the 36 competing listings rather than against the broader Jupiter market.
