1. One in five listings never sells

Across the 34 Florida counties tracked from their authoritative MLS feeds, 73,800 listings expired or were withdrawn unsold in the trailing 12 months against 365,097 new listings entering — 20 failures for every 100 new listings. The spread is the story: Broward fails at 31.9 per 100 while Seminole fails at 9.6.

2. Nearly half of sellers have already blinked

Of 48,256 active listings tracked with verifiable original prices, 22,865 (47%) are asking at least 1% below their original list price. In Northeast Florida the share exceeds half of all inventory. This is a negotiation-climate metric, not a value metric — and it is the number consumer portals make you dig for one listing at a time.

3. The condo market is carrying the failures

Condominiums are 24% of tracked active inventory but 32% of 2026’s failed listings in the same feeds. Failed condo listings sat a median of 179 days and had already cut a median of 7.3% — deeper than failed single-family homes (5.5%) — and still never sold. In the post-Surfside inspection era, buyers are discounting building uncertainty faster than sellers can cut.

What this report won’t do

No forecasts, no fear-bait, no cherry-picked counties: every tracked county appears in the tables, the method for every figure is stated below it, and the numbers change only when the data does. When a figure cannot be computed for a market (Tampa/Orlando original prices), the report says so instead of estimating.

Methodology

Failure rate: expired + withdrawn listings relative to new listings entering, trailing 12 months, each county counted only from its authoritative MLS feed; canceled listings excluded as relist churn; counties floor at 100 new listings/year. Price cuts: share of qualifying active listings with current list price at least 1% below original, whole-market Back-Office statistics where licensed, IDX elsewhere, as of August 27, 2026. Condo comparison: inventory and failure shares computed on the same eight feeds; behavior figures from the full 2026 statewide failed-listing sample.
