These metrics are measured directly from MLS records across six Florida markets — not modeled, not scraped, not estimated from listing exhaust. Every day our systems archive a snapshot of each market's status counts; every week they log how many listings sold, went under contract, or were withdrawn. The charts on this page extend automatically as each day's data lands.

How to read this page. The Momentum Pending Ratio™ is the share of the for-sale market already spoken for: (pending + under contract) ÷ (active + pending + under contract). Higher = tighter market. The Delisting Rate counts listings withdrawn, expired, or canceled per 100 new listings each month. It includes routine cancel-and-relist churn, so its baseline sits near its own two-year norm — the signal is the move above that baseline: that's sellers giving up rather than cutting price. Both are leading indicators: they move before closed prices do.

Methodology & definitions

Where does this data come from?

Directly from the six MLS systems Momentum Realty is licensed in, via their RESO Web API data feeds. Counts are archived daily (status snapshots) and monthly (off-market transitions), residential listings only, de-duplicated by listing ID. Only aggregate counts are stored and displayed — never individual listing data.

Why are markets shown separately instead of one Florida number?

MLS rules prohibit blending data across MLSs into a single statistic, and honestly, the markets behave differently enough that a blended number would hide the story. Each section above carries its own source attribution.

What is the Momentum Pending Ratio™?

(Pending + Active Under Contract) ÷ (Active + Pending + Active Under Contract), computed daily per market from that day's snapshot. It answers: of everything on the market, what share has a buyer already? A rising ratio signals tightening before prices respond.

What is the Delisting Rate? Why can it exceed 100?

Listings withdrawn, expired, or canceled in a month, per 100 new listings that month, per market, de-duplicated by listing ID. It includes routine cancel-and-relist churn (agents re-entering listings), which is why its baseline can sit near or above 100. The signal is the trend: a delisting rate far above its own multi-year norm means sellers are pulling homes off the market rather than cutting price — the force behind Florida's 2025–26 "seller strike." A churn-adjusted Seller Capitulation Rate™ (excluding listings that quickly relist) is in development.

How often does this page update?

Daily snapshots are taken every morning and published with the site's twice-daily data refresh. Monthly transition counts update weekly. The current month is marked partial until it closes.
