The Messtimate™

The Messtimate

This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.

$183,180the mess$232,170

Actual list price: $299,000 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.

A 27% spread on the same house — and that gap is exactly what an automated guess can't see:

  • Condition & updates — a renovated kitchen or new roof vs. dated finishes can swing value six figures; sq ft can't see it.
  • The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
  • Outliers skew it — one flip or distressed sale in the comps drags the whole $/sq ft up or down.
  • Carrying costs & concessions — CDD, HOA, insurance, and seller-paid buydowns change what a buyer actually pays.

And here's what the live market is doing — which the number above ignores entirely:

  • 1 active listing competing
  • 12.0 months of supply
  • 1 closed here in the last 12 months

For reference, this home is listed at $299,000 ($281/sq ft) — a number set with analysis a Messtimate can't do.

Want a property-specific review from a licensed agent? A Momentum Realty agent will do a real, free comparative market analysis — walking the home, the lot, the condition, and the live market. That's the difference between a Messtimate and a valuation.

Flagler County advances 35 million dollar beach renourishment

Flagler County is working to award a contract for a roughly 35 million dollar beach renourishment project covering about 5.5 miles of northern county shoreline from Flagler Beach to Varn Park. The project, largely funded by state and FEMA grants, faces a tight deadline with some property easements still unsigned, and a final decision was scheduled for the August 3, 2026 commission meeting.

Why it matters: A large beach renourishment effort would rebuild eroded shoreline and dune systems and help protect the coastal stretch of State Road A1A, supporting the stability of oceanfront property and public beach access. The project is about 7 miles southeast of Tidelands, elsewhere in Flagler County.

Planning board recommends denial of 21,920 home western expansion

The Palm Coast Planning Board voted 5 to 0 on July 15, 2026 to recommend denial of future land use and zoning map amendments for the Radiant Palm Coast westward expansion, which proposes up to about 21,920 homes across roughly 20,144 acres. Board members said they wanted more detail and coordination with the county and school district, and the City Council will make the final decision.

Why it matters: A planning board recommendation to deny land use and zoning changes keeps a very large western residential expansion on hold, leaving the affected land west of the city in its current designation pending further review and a City Council decision. The project is about 8 miles west of Tidelands, elsewhere in Flagler County.

Flagler County adopts one year data center moratorium

Flagler County commissioners unanimously adopted a one year moratorium on new data center siting in unincorporated areas at their July 13, 2026 meeting. Officials said the pause allows staff to develop zoning and land use standards for the emerging industry.

Why it matters: A one year pause on new data center siting in unincorporated areas holds large industrial land uses in place while the county drafts zoning and land use standards, keeping the current pattern of available industrial and commercial land unchanged for now. The project is about 9 miles southwest of Tidelands, elsewhere in Flagler County.

Palm Coast approves two commercial developments

The Palm Coast Planning Board approved two commercial projects on June 22, 2026. One is an 82,000 square foot warehouse and manufacturing development on Commerce Boulevard where manufacturer Alleima would occupy one building, and the other is a 62,000 square foot medical office complex with 43 suites on Palm Harbor Parkway.

Why it matters: Two approved commercial projects, a warehouse and manufacturing building plus a medical office complex, would expand the commercial and industrial building inventory and add finished space along Commerce Boulevard and Palm Harbor Parkway. The site is less than a mile south of Tidelands.

Answered before you ask

Frequently asked questions

Why might my property taxes differ from the current owner's?

Florida's Save Our Homes rule caps annual assessment increases for homesteaded owners, and the assessment can be re-set after a sale. As a result a new owner's bill may differ from the seller's. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.

Where does the flood-zone information come from?

The flood designation shown (Zone X) comes from the FEMA flood map and is provided for general information. Confirm the parcel's status with FEMA and your insurer.

Can I rely on the figures on this page?

No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
