The Messtimate™
The Messtimate
Estimate unavailable for this home right now. The Messtimate is a deliberately simple range — living area × recent closed-sale $/sq ft from comparable homes nearby — and it only renders when we can match at least 3 comparable closed sales from the last 18 months to this home. We could not assemble that set for this page today, so no dollar range is shown. It is not an appraisal or a valuation.
Want a property-specific value review? A licensed Momentum Realty agent can prepare a free comparative market analysis using the home, the lot, its condition, and the live market.
Methodology: the range would be 1,956 sq ft × the interquartile $/sq ft of comparable closed sales (same property type, living area within 30%, closed within 18 months, nearest verified subdivision, 3-mile, then 10-mile same-county stage). Estimate for general information only; never an appraisal, valuation, or offer. Updated November 6, 2026.

⚠️
Property taxes in Florida are reassessed after a sale, so a buyer’s first full-year bill can be higher than the seller’s. Budget from this estimate, not the current bill, before you make an offer.

Property tax
The current owner's bill is about $3,550/yr (certified county roll, taxable value × millage). Buy at the asking price of $489,000 and the first-year bill resets to about $4,850/yr (the parcel is matched to the certified roll; asking price less the $50,000 homestead exemption × 11.05 mills (county-average millage, estimate)); Save Our Homes caps later increases at 3%/yr.
HOA dues
$498/month per the listing record. Dues cover what the association documents say they cover; ask for the budget and reserve study before you close.
Home and flood insurance
The average Citizens Property Insurance premium in Collier County is $2,147/yr (2,002 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $1,500–$3,000/yr; neither is a quote.
Roof and age
Built in 2013. An original roof is about 13 years old: inside the 15-year window Florida carriers use, but ask for the roof's permit date before you bind coverage.
Estimated carrying cost at the asking price, before the mortgage: about $1,081/month (tax $404, HOA $498, insurance $179). An estimate from the sources above, not a quote; the monthly-cost calculator on this page adds the loan.

American Airlines to resume Naples flights with twice-daily Charlotte service
The Naples Airport Authority approved an operating agreement on Oct. 15 for nonstop CRJ-700 flights to Charlotte starting Dec. 2. Flights will use the North Road Terminal now being renovated, and the airport expects about $650,000 in annual revenue. The airport's last commercial flight was in 2017.
Why it matters: Scheduled commercial service returns to Naples, shortening travel for residents and visitors connecting through Charlotte. The site is less than a mile southwest of Summit Place.
Naples begins $8M beach renourishment with 208,000 tons of sand
Sand placement started the week of Oct. 26 along about 3.5 miles of shoreline from Doctors Pass to south of 21st Avenue. Roughly 9,450 truck trips will deliver the sand, with work expected to finish by Christmas. The beach stays open, with sections temporarily closed as crews work.
Why it matters: Expect truck traffic at beach access points and short-term section closures through December, followed by a wider beach and added storm buffering for nearby streets. The site is about 3 miles southwest of Summit Place.
Paragon Theaters to open 11-screen cinema at Mercato in North Naples
Mercato's leasing agent announced on Oct. 21 that Paragon Theaters signed a lease for about 33,700 square feet on the second floor, formerly home to Alamo Drafthouse and Silverspot. The cinema is expected to open in early 2027 with premium large-format screens and in-seat dining. Paragon will keep its Pavilion location on U.S. 41 North.
Why it matters: Refills a vacant entertainment space at Mercato and restores a movie option within the North Naples retail district. The project is about 7 miles north of Summit Place, elsewhere in Collier County.
Whole Foods confirmed as anchor of 82-acre Vitano mixed-use project in East Naples
Vitano, an 82-acre master planned development at Davis and Santa Barbara boulevards, plans 86,904 sq ft of retail including a 31,995 sq ft Whole Foods, plus 200 townhomes and 422 apartments. The PUD amendment is under county review. The developer hopes to break ground in 2027.
Why it matters: Would add grocery and dining options and several hundred rental and townhome units in East Naples, with retail opening roughly 20 months after construction starts. The site is about 4 miles south of Summit Place.

Frequently asked questions
How big is 15338 Summit Place CIR 163 and when was it built?
Per the listing record, 15338 Summit Place CIR 163 was built in 2013 and has 1,956 sq ft of living area, 3 bedrooms and 3 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 15338 Summit Place CIR 163 in?
15338 Summit Place CIR 163 is in Summit Place in Naples, Collier County. Too few comparable closed sales exist nearby for this page to show local sales statistics; a licensed agent can prepare a comparative market analysis.
Does 15338 Summit Place CIR 163 have an HOA, and how much are the dues?
The listing reports HOA dues of $498 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
Why might property taxes on 15338 Summit Place CIR 163 differ from the current owner's?
The estimate on this page (about $4,850 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $1,300 more per year than the current owner’s estimated bill (+37%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 15338 Summit Place CIR 163 in a flood zone?
A flood designation has not been verified for this address. Look up the parcel on FEMA's Flood Map Service Center (msc.fema.gov) and confirm with your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
