Estimate: asking price less the $50,000 homestead exemption × Duval County rate (17.86 mills, adopted 2025 millage). Not a bill.
⚠️
Property taxes in Florida are reassessed after a sale, so a buyer’s first full-year bill can be higher than the seller’s. Budget from this estimate, not the current bill, before you make an offer.

Property tax
The current owner's bill is about $18,175/yr (certified county roll, taxable value × millage). Buy at the asking price of $1,495,000 and the first-year bill resets to about $25,825/yr (the parcel is matched to the certified roll; asking price less the $50,000 homestead exemption × 17.86 mills); Save Our Homes caps later increases at 3%/yr.
HOA dues
$119/month per the listing record. Dues cover what the association documents say they cover; ask for the budget and reserve study before you close.
Home and flood insurance
The average Citizens Property Insurance premium in Duval County is $1,315/yr (2,001 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $4,000–$8,000/yr; neither is a quote.
Roof and age
Built in 2020. A newer roof and current wind-mitigation features usually mean the lower end of insurance quotes; ask for the wind-mitigation form.
Estimated carrying cost at the asking price, before the mortgage: about $2,381/month (tax $2,152, HOA $119, insurance $110). An estimate from the sources above, not a quote; the monthly-cost calculator on this page adds the loan.

The Messtimate
Our automated estimate of the likely sale-price range for this home — modeled from recent closed sales nearby adjusted to today's market, a local size-and-age model, and the county tax roll. It is an estimate, not an appraisal, not market value, and not an offer. A licensed agent's CMA sees the condition, the lot, and the live market that a model can't.
$1,152,000the mess$1,331,900
Strong local evidence — built from 9 comparable closed sales in Edison (same property type, closed within the last 18 months, each adjusted to today's market); the Duval County 2025 tax roll just value ($1,068,421) × the local sale-to-roll ratio of 40 nearby sales.
Track record: across 2,975 recent closed sales we scored, the closed price landed inside the Messtimate range 57% of the time; median miss 9.6% (closed sales statewide, FL + GA feeds that permit an automated estimate). Re-scored weekly; last 2026-10-14.
Actual list price: $1,495,000 ($354/sq ft) — the seller's asking price is not an input to this range; compare the two.
A 16% spread on the same house — here is what a model can't see:
Condition & updates — a renovated kitchen or new roof vs. dated finishes can swing value six figures.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one.
The pool — a private pool carries cost and value the model only sees through the comps.
Carrying costs & concessions — this home carries HOA dues of $119/mo; insurance, CDD/HOA and seller-paid buydowns change what a buyer actually pays.

St. Johns County denies 4,462-acre Palm Valley farmland housing application under new state enclave law
Commissioners denied 3-2 on Sept. 15 the 4,462-acre Palm Valley application near Nocatee under the state agricultural enclave law, and the county plans to fight it in court. Another proposal of nearly 1,200 acres and about 15,000 homes south of St. Augustine was approved in August, then denied 3-2 on Sept. 28. St. Johns County has received 16 applications under the law.
Why it matters: The outcome of these applications will shape how much new housing supply can be added on rural land in the county. The site is about 6 miles east of Edison At Etown.
Loretto Elementary breaks ground on $12.3 million classroom addition
The addition will replace 13 portable classrooms and two aging pod buildings with 15 classrooms, a music room and a teacher planning room, and will expand the parent drop-off loop. The school enrolls 875 students for 2026-27. Funding comes from the voter-approved half-cent sales tax, with opening expected in 2028.
Why it matters: Expanded permanent capacity and a longer drop-off loop affect school-area traffic and classroom availability in the Mandarin area. The project is about 8 miles west of Edison At Etown, elsewhere in Duval County.
UF Health Durbin Park 99-bed hospital opens in northern St. Johns County; Baptist Silverleaf adds emergency department
UF Health Durbin Park, a 99-bed hospital with a 24-hour emergency department on 42.5 acres, held its ribbon-cutting and opens the following week. Baptist Health's Silverleaf campus, about 10 miles south, is adding an emergency department, and AdventHealth and Acadia Health have also opened facilities near I-95. The county's population has grown more than 25% since 2020.
Why it matters: New hospital and emergency capacity shortens drive times to emergency care and adds healthcare jobs in northern St. Johns County. The site is about 5 miles south of Edison At Etown.
First Coast Expressway advances as an economic-development corridor across Clay and St. Johns
The First Coast Expressway (State Road 23), a tolled beltway looping around the west and south of the Jacksonville metro, continued to open land for development along its corridor, with the final St. Johns County phase from Interstate 95 to east of County Road 2209 in progress. FDOT held a St. Johns County open house on the final phase in January 2026.
Why it matters: New limited-access highway capacity shortens commutes and opens adjacent land, changes that have historically shaped where new communities and demand concentrate. The site is about 17 miles southwest of Edison At Etown.

10164 SILVERBROOK Trail is in Edison in Jacksonville, Duval County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 10164 SILVERBROOK Trail have an HOA, and how much are the dues?
The listing reports HOA dues of $119 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
Why might property taxes on 10164 SILVERBROOK Trail differ from the current owner's?
The estimate on this page (about $25,825 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $7,650 more per year than the current owner’s estimated bill (+42%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 10164 SILVERBROOK Trail in a flood zone?
A flood designation has not been verified for this address. Look up the parcel on FEMA's Flood Map Service Center (msc.fema.gov) and confirm with your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.

Opinion & estimate — do not rely on this page. Any figure on this page that is not a verbatim fact from the listing or a public record — including estimated property taxes, insurance, CDD/HOA amounts, mortgage payments, comparable-sales summaries, and market statistics — is an opinion and estimate provided for general informational purposes only. These figures may be inaccurate or out of date, are not appraisals, valuations, or financial, legal, tax, or investment advice, and should not be relied upon. Do not make any purchase, offer, financing, or other decision based on this page. Estimate methodology. Tax estimates apply county millage to the list price (less the homestead exemption where the parcel is matched to the certified roll) and will differ from the actual assessed bill. Cost and market figures are derived from available data and simple calculations, not a professional appraisal. We make no representation that any estimate reflects fair market value.
