53/100 is below average across the objective indicators below. It reflects only those measures — not the home’s quality, condition, or desirability.

A 0-100 score built from objective property and market data: flood risk, insurance, pricing, supply, affordability, and recent sales. Higher means more measures line up in a buyer’s favor. It reflects only the factors below.

This home $255/sq ft vs the community 12-month median $89/sq ft.
Affordability0
List price $515,000 vs the community median $126,000. Not a measure of personal affordability.

The Messtimate™

The Messtimate

This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.

$387,840the mess$523,180

Actual list price: $515,000 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.

A 35% spread on the same house — and that gap is exactly what an automated guess can't see:

  • Condition & updates — a renovated kitchen or new roof vs. dated finishes can swing value six figures; sq ft can't see it.
  • The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
  • Outliers skew it — one flip or distressed sale in the comps drags the whole $/sq ft up or down.
  • Carrying costs & concessions — CDD, HOA, insurance, and seller-paid buydowns change what a buyer actually pays.

And here's what the live market is doing — which the number above ignores entirely:

  • This home: 1 days on market vs. a 33-day community median
  • 52 active listings competing, 12 under contract
  • 7.3 months of supply
  • 85 closed here in the last 12 months

For reference, this home is listed at $515,000 ($255/sq ft) — a number set with analysis a Messtimate can't do.

Want a property-specific review from a licensed agent? A Momentum Realty agent will do a real, free comparative market analysis — walking the home, the lot, the condition, and the live market. That's the difference between a Messtimate and a valuation.

Jan 2026 · Civic

City Council approves sale of historic Springfield Armory to redevelopment nonprofit

Jacksonville City Council voted 17-0 on Jan. 13 to sell the city-owned former Florida National Guard Armory at 851 N. Market St. to a subsidiary of Fort Lauderdale-based REVA Development Corp. for $3.04 million. The 1916 building, slated since 2019 for a mixed-use conversion with galleries, co-working, a food hall and a microbrewery, has had only roof and minor repairs to date, with full rehab estimated near $30 million.

Why it matters: Transferring a long-stalled landmark to private ownership may set up adaptive reuse, though the timeline for actual construction remains uncertain.

Jacksonville Daily Record

Dec 2025 · Civic

SPAR acquires historic Drew Mansion for community-space rehab

Springfield Preservation and Revitalization announced Dec. 8 it had acquired the 1909 Drew Mansion at 245 W. Third St. and launched a $1.5 million campaign to rehabilitate and operate it. Plans call for converting the deteriorated landmark into a publicly accessible community space and archive with low-cost office space.

Why it matters: Stabilizing a deteriorated landmark through preservation may reinforce the historic character that distinguishes Springfield's housing stock.

Nov 2025 · Development

Corner on Main apartments completed in Springfield

Corner on Main, a 202-unit mixed-use development at 1148 N. Main St., reached completion in early 2025, preserving a 1928 art-deco landmark while adding roughly 324,708 square feet of residences and ground-floor retail. The roughly $59 million project, built by Summit Contracting Group, features hidden parking, resort-style pools and Emerald Trail access.

Why it matters: A large new apartment count on Main Street may expand rental housing supply and street-level activity along Springfield's primary corridor.

Sep 2025 · Infrastructure

Officials break ground on Hogan Street Link of the Emerald Trail

City and private leaders broke ground Sept. 25 on the Hogan Street Link, narrowing Hogan Street to one northbound lane with a two-way bike lane from Riverfront Plaza to Union Street. Full completion is targeted for early 2027; a later phase extending into Springfield to FSCJ awaits funding after a federal grant was voided in mid-2025.

Why it matters: Extending the Emerald Trail toward Springfield could improve pedestrian and bike connectivity, a feature increasingly cited near urban-core homes.

Answered before you ask

Frequently asked questions

Why might my property taxes differ from the current owner's?

Florida's Save Our Homes rule caps annual assessment increases for homesteaded owners, and the assessment can be re-set after a sale. As a result a new owner's bill may differ from the seller's. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.

Where does the flood-zone information come from?

The flood designation shown (Zone X) comes from the FEMA flood map and is provided for general information. Confirm the parcel's status with FEMA and your insurer.

Can I rely on the figures on this page?

No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
