About this home
Welcome to 1224 N Market Street, a 4-bedroom, 3.5-bath home on a shady tree-lined block in Historic Springfield. Built in the early 2000s by SRG to fit seamlessly into the neighborhood's streetscape, this home blends classic character with tons of space and flexibility. Out back, a covered, screened porch is a perfect, quiet place to sit and relax, and leads to the backyard and a detached two-car garage, complete with a finished loft above.
An ideal space for a game room, studio, or private retreat, plus an attached outdoor shower. The garage is accessed off the rear alley, giving you true off-street parking that's always highly valued in this amazing neighborhood.

This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.
$170,392the mess$215,232
Actual list price: $569,000 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.
A 26% spread on the same house — and that gap is exactly what an automated guess can't see:
Condition & updates — a renovated kitchen or new roof vs. dated finishes can swing value six figures; sq ft can't see it.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
Outliers skew it — one flip or distressed sale in the comps drags the whole $/sq ft up or down.
Carrying costs & concessions — CDD, HOA, insurance, and seller-paid buydowns change what a buyer actually pays.
And here's what the live market is doing — which the number above ignores entirely:
This home: 49 days on market vs. a 40-day community median
45 active listings competing, 9 under contract
≈6.8 months of supply
79 closed here in the last 12 months
For reference, this home is listed at $569,000 ($254/sq ft) — a number set with analysis a Messtimate can't do.

City Council approves sale of historic Springfield Armory to redevelopment nonprofit
Jacksonville City Council voted 17-0 on Jan. 13 to sell the city-owned former Florida National Guard Armory at 851 N. Market St. to a subsidiary of Fort Lauderdale-based REVA Development Corp. for $3.04 million. The 1916 building, slated since 2019 for a mixed-use conversion with galleries, co-working, a food hall and a microbrewery, has had only roof and minor repairs to date, with full rehab estimated near $30 million.
Why it matters: Transferring a long-stalled landmark to private ownership may set up adaptive reuse, though the timeline for actual construction remains uncertain.
SPAR acquires historic Drew Mansion for community-space rehab
Springfield Preservation and Revitalization announced Dec. 8 it had acquired the 1909 Drew Mansion at 245 W. Third St. and launched a $1.5 million campaign to rehabilitate and operate it. Plans call for converting the deteriorated landmark into a publicly accessible community space and archive with low-cost office space.
Why it matters: Stabilizing a deteriorated landmark through preservation may reinforce the historic character that distinguishes Springfield's housing stock.
Corner on Main apartments completed in Springfield
Corner on Main, a 202-unit mixed-use development at 1148 N. Main St., reached completion in early 2025, preserving a 1928 art-deco landmark while adding roughly 324,708 square feet of residences and ground-floor retail. The roughly $59 million project, built by Summit Contracting Group, features hidden parking, resort-style pools and Emerald Trail access.
Why it matters: A large new apartment count on Main Street may expand rental housing supply and street-level activity along Springfield's primary corridor.
Officials break ground on Hogan Street Link of the Emerald Trail
City and private leaders broke ground Sept. 25 on the Hogan Street Link, narrowing Hogan Street to one northbound lane with a two-way bike lane from Riverfront Plaza to Union Street. Full completion is targeted for early 2027; a later phase extending into Springfield to FSCJ awaits funding after a federal grant was voided in mid-2025.
Why it matters: Extending the Emerald Trail toward Springfield could improve pedestrian and bike connectivity, a feature increasingly cited near urban-core homes.

Buyer research checklist
Items worth confirming for 1224 N MARKET Street, chosen from what the record shows. This is general guidance, not advice about this specific property.
Built in 2006 (20 years): ask for the roof and HVAC replacement dates — insurers commonly ask for roof age on homes this old, and it changes the premium.
The listing reports no HOA: confirm with the county record that no deed restrictions or mandatory association apply to this parcel.
FEMA flood zone X: flood insurance is not usually required, but get a quote anyway — FEMA reports roughly one in four flood claims come from outside high-risk zones.
Get a homeowners insurance quote for this specific address in Duval County; a wind-mitigation inspection and, on older homes, a four-point inspection can change the premium.
Listed living area is 2,242 sq ft: verify it against the property appraiser's record and measure before relying on it.
Order a survey to confirm lot boundaries and easements.
Review permit history with the county.
Property taxes: the estimate on this page (about $6,487/yr) assumes reassessment at the list price; the seller's homestead cap does not transfer, so their current bill is not a guide.
Confirm school zoning directly with the district.

Frequently asked questions
How big is 1224 N MARKET Street and when was it built?
Per the listing record, 1224 N MARKET Street was built in 2006 and has 2,242 sq ft of living area, 4 bedrooms and 3.5 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 1224 N MARKET Street in?
1224 N MARKET Street is in Springfield in Jacksonville, Duval County. The community section on this page shows recent closed sales, days on market, and active inventory for Springfield from the same MLS data.
Does 1224 N MARKET Street have an HOA?
The listing reports no HOA. Confirm with the county record that no deed restrictions or mandatory association apply to the parcel.
Why might property taxes on 1224 N MARKET Street differ from the current owner's?
The estimate on this page (about $6,487 per year) assumes reassessment at the list price. Florida's Save Our Homes rule caps annual assessment increases for homesteaded owners, and the assessment resets after a sale, so a new owner's bill may differ from the seller's. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 1224 N MARKET Street in a flood zone?
The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
