Listing description
About this home
There's a certain kind of quiet you only find on Black Hammock Island -- the kind that arrives the moment you cross the bridge and feel your shoulders drop. Tucked along Shark Road West, this nearly 2,000-square-foot waterfront retreat hands you something the mainland simply can't: deep water at your own private dock, the smell of salt in the morning air, and a slower way of living that you didn't realize you'd been missing. Picture it.
The sun is just beginning to lift over the marsh and the tide is rolling in. You walk out the back door with coffee in hand, step onto your dock, and the boat is already waiting deep water, no tide-clock to keep, just untie and go. Whether you're chasing redfish before breakfast, running the Intracoastal toward Amelia Island, or simply watching the sky turn gold from the water, this is the lifestyle people drive past on Heckscher Drive and quietly wish they had.
Inside, three bedrooms and two baths stretch across 1,983 thoughtfully laid-out square feet room to host the guests who fly in for the holidays, room for an office that looks out over the water, and room to actually exhale. Outside, the property keeps giving: a 20x20 garage built for the projects, the tools, the workshop you've been dreaming about, plus a dedicated RV pad so the rig stays home where it belongs. Bring the boat.
Bring the camper. Bring the dog. There's space for all of it.
Black Hammock Island stays one of Northeast Florida's best-kept secrets, minutes to the Nassau Sound, an easy run to downtown Jacksonville, and a world away from the noise. True deep-water homes with private docks on this island don't come up often, and the buyers who know the island know exactly why. Come stand on the dock.
Watch the tide move. You'll feel it before you finish the tour.

This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.
$366,855the mess$646,458
Actual list price: $575,000 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.
A 76% spread on the same house — and that gap is exactly what an automated guess can't see:
Condition & updates — a renovated kitchen or new roof vs. dated finishes can swing value six figures; sq ft can't see it.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
Outliers skew it — one flip or distressed sale in the comps drags the whole $/sq ft up or down.
Carrying costs & concessions — CDD, HOA, insurance, and seller-paid buydowns change what a buyer actually pays.
And here's what the live market is doing — which the number above ignores entirely:
This home: 61 days on market vs. a 108-day community median
5 active listings competing, 2 under contract
≈4.6 months of supply
13 closed here in the last 12 months
For reference, this home is listed at $575,000 ($290/sq ft) — a number set with analysis a Messtimate can't do.

JWB secures funding for 108 affordable housing units in Jacksonville
Jacksonville Today reported that JWB Real Estate Capital secured about $28.59 million in gap funding for 108 income-restricted units across three Westside sites on Tracy, Justina and Ricker roads. Plans include 38 townhome-style units and two sets of 35 efficiency units, priced at or below 60% of area median income for 50 years. Groundbreaking is expected by September 2026 with completion in 2027.
Why it matters: Adds new income-restricted rental and townhome housing supply on the Westside, increasing the stock of long-term affordable units and drawing public and tax-credit investment into three infill sites. The project is about 24 miles southwest of Black Hammock Island, elsewhere in Duval County.
Culinary Institute of America selects Jacksonville for Southeast campus
News4Jax reported that the Culinary Institute of America chose downtown Jacksonville for its Southeast hub, to be located at 330 E. Bay Street on the Northbank riverfront. The campus would anchor a $160.5 million hotel and convention center development. The city previously approved up to $35 million in incentives, and the Downtown Investment Authority is finalizing agreements on design and property details.
Why it matters: Anchors a major downtown riverfront redevelopment that pairs an educational campus with hotel and convention space, adding institutional and commercial investment to the urban core alongside Riverfront Plaza and Pearl Square. The project is about 16 miles southwest of Black Hammock Island, elsewhere in Duval County.
Southeast Toyota opens $170M vehicle-processing facility at JAXPORT's Blount Island, adding 400-plus jobs
Southeast Toyota Distributors dedicated a new vehicle processing facility at JAXPORT's Blount Island Marine Terminal in April 2026. The company put the investment at $170 million and said the facility created more than 400 full-time jobs, most of them hired locally.
Why it matters: A large new employment center on Blount Island adds sustained local job demand, a factor that has historically supported nearby housing absorption. The site is about 8 miles south of Black Hammock Island.
JAXPORT details $250M Blount Island modernization and record cargo in 2026 State of the Ports
At its February 2026 State of the Ports address, JAXPORT outlined a $250 million modernization of Blount Island's container and vehicle-handling capabilities and reported record fiscal-2025 cargo volumes. The port also said an air-draft expansion to accommodate larger ships is on track to finish by the end of 2026.
Why it matters: Continued heavy investment in the Blount Island port complex anchors long-term industrial employment on the northeast side, a structural demand driver for the surrounding area. The site is about 8 miles south of Black Hammock Island.

Answered before you ask
Frequently asked questions
Why might my property taxes differ from the current owner's?
Florida's Save Our Homes rule caps annual assessment increases for homesteaded owners, and the assessment can be re-set after a sale. As a result a new owner's bill may differ from the seller's. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Where does the flood-zone information come from?
The flood designation shown (Zone X) comes from the FEMA flood map and is provided for general information. Confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
