What a home in Jacksonville costs to own

Take the median $299,900 listing with 20% down at today’s 7.03% 30-year rate: principal and interest run about $1,601/month. Duval County’s typical millage of 17.86 puts property tax near $4,464/year after the $50,000 homestead exemption — and that is the reset bill a buyer pays, not the seller’s capped one. Citizens’ average premium in Duval County is about $1,315/year; newer roofs and inland addresses usually quote below it. All in, plan on roughly $2,083/month plus any HOA or CDD assessment.

Which part of Jacksonville? A working guide by area

Jacksonville is the largest city by land area in the continental U.S., and "homes for sale in Jacksonville" covers everything from a 1920s bungalow ten minutes from downtown to a new build forty minutes out. The list prices below are the current medians for each ZIP from the table above; they move daily, but the spread between areas has been stable for years and is the first thing to understand before you search.

The Beaches (32233, 32250, 32266, 32224 west of the Intracoastal)

Atlantic Beach, Neptune Beach and Jacksonville Beach are separate towns with their own rules, and they price like it: the 32224 side of the Intracoastal carries the highest median in the city (about $598,000), and oceanside lots east of A1A go well past that. Inventory is thin (fewer than 200 active listings across the three towns most months), flood zones matter block by block, and wind-mitigation on the roof decides the insurance quote. Buyers who want the beach without beach pricing look at 32224 and 32225 on the mainland side, where Intracoastal West and the Queens Harbour area sit inside the 15-minute drive. See Atlantic Beach, Neptune Beach and Jacksonville Beach for each town's own listings.

Southside and the Town Center corridor (32256, 32246, 32216, 32258)

This is where most of the city's newer construction and the largest share of active listings are: 32256 alone usually has 250 to 300 homes for sale, median around $298,000, with condos and townhomes pulling the number down and single-family in Deerwood, Baymeadows and the eTown corridor sitting well above it. It is the easiest commute to the office parks along J. Turner Butler and Baymeadows, and 32258 (Bartram Park, median about $375,000) is the newest slice. Nearly every community here has an HOA, and many of the newer ones carry a CDD assessment on top of the tax bill; check the Jacksonville HOA and CDD database before you fall for a low list price. Area guides: Southside, eTown, Bartram Park, Baymeadows.

Mandarin and the Julington Creek line (32257, 32223, 32258)

Mandarin is the established riverside suburb: larger lots, mature oaks, a mix of 1970s to 1990s homes, and medians in the $375,000 to $425,000 range across 32257 and 32223. Cross Julington Creek and you are in St. Johns County, where the same house price buys a newer home in Julington Creek Plantation or the master-planned communities of St. Johns, with a county line that changes the tax bill and the school district. Buyers deciding between the two should compare the full cost to own, not the list price. Guide: Mandarin.

The historic core: Riverside, Avondale, Ortega, San Marco, Springfield (32204, 32205, 32207, 32206)

If you want to walk to dinner, this is the only part of Jacksonville built for it. Riverside and Avondale (32205, median about $260,000 but with a wide range) and San Marco (32207, about $350,000) are pre-war neighborhoods with real price dispersion: a renovated 1920s brick house on the river side of the neighborhood and a fixer three blocks away can be $500,000 apart. Springfield (32206, about $200,000) is the value play with the most renovation in progress. Expect no HOA, older roofs and plumbing that insurers ask about, and the lowest flood risk in the historic districts to be on the higher ground away from the river; the flood zone map by neighborhood is worth ten minutes before any offer here. Guides: Riverside, Avondale, Ortega, San Marco, Springfield.

Northside and Oceanway (32218, 32226, 32219)

32218 is the single most active ZIP in the city (300-plus listings, median about $328,000) because it is where the builders are: large new subdivisions along the airport corridor and out toward the Nassau County line, priced below the Southside for a comparable new home, with the trade-off of a longer drive to anything south of the river. 32226 (median about $430,000) is the larger-lot, waterfront-adjacent side near Oceanway. Builder incentives are common here and change monthly; the builder incentive tracker shows what is on the table. Guides: Northside, Oceanway.

Westside, Argyle and Oakleaf (32210, 32244, 32221, 32222)

The Westside is the most affordable large area with new construction: 32210 (median about $240,000) and 32244 (about $275,000) carry the biggest inventories after 32218, and 32222 and 32221 (about $325,000) are where Oakleaf and the newer Argyle communities keep building. The commute runs on I-295 and Blanding, and the county line with Clay is close enough that Orange Park and Middleburg belong in the same search. Guides: Westside, Argyle Forest, Oakleaf Plantation.

Arlington and Intracoastal West (32211, 32277, 32225)

Arlington (32211, median about $265,000; 32277, about $320,000) is mid-century housing stock close to downtown and the university, with the river on one side and Regency on the other, and it prices well below the Southside for the same drive time. Keep going east on Atlantic Boulevard and 32225 (about $425,000) is Intracoastal West: 1990s and 2000s communities, gated options, and the last stop before beach pricing. Guide: Arlington.

That depends on your budget, commute and the kind of home you want, so here is what the housing data says about Jacksonville: the median sale price over the last 12 months was $310K across 8,748 closings (-2.0% year over year), about the same as the Duval County median of $313K; homes took a median 43 days to go under contract; 2,433 homes are for sale today, 3.9 months of supply at the current pace, which is balanced; new construction was 20% of sales; the communities with the most sales are Seven Pines, Lake Mandarin, Brook Forest, The Arbors. The market tracker, price bands and community pages on this site carry the full numbers.
Does Jacksonville get hurricanes, and is it safe from them?
Yes, like all of coastal Florida, although direct hurricane landfalls on this stretch of coast are historically rare. NOAA's Storm Events database records 37 tropical-system events in Duval County from 1951 to 2025 (2 logged as hurricane events); the most recent named storms to leave a record were Debby (2024), Helene (2024), Idalia (2023). Hurricane season runs June 1 to November 30, and the practical questions for a buyer are the flood zone, the roof age and the building-code year of the specific house. The Jacksonville hurricane and flood risk page on this site has the storm history, FEMA flood shares and Citizens premium data.
Is Jacksonville in a flood zone?
Mostly no. Across 475 homes sampled in Jacksonville's largest communities, nearly all sit outside a FEMA Special Flood Hazard Area (Zone X). Flood zones are drawn parcel by parcel, so check the exact address on FEMA's flood map; each community page here shows its own mix.
Does Jacksonville have a beach, and how close is it?
Yes. The Atlantic beaches of Jacksonville Beach, Neptune Beach and Atlantic Beach are about 16 miles east of downtown (straight-line; about 25 minutes by car on Beach or Atlantic Boulevard), and Huguenot and Hanna Park are on the north side of the St. Johns River inlet. Most of the city is inland: the median Jacksonville home is well west of the Intracoastal Waterway.
