Estimate: asking price less the $50,000 homestead exemption × Clay County rate (15.05 mills, adopted 2025 millage). Not a bill.
⚠️
Property taxes in Florida are reassessed after a sale, so a buyer’s first full-year bill can be higher than the seller’s. Budget from this estimate, not the current bill, before you make an offer.
Current owner’s estimated bill $1,900/yr ($158/mo) — taxable value $126,365 × 15.05 mills
$200 more each year

Most of this comes from Florida’s Save Our Homes assessment cap resetting when the home sells — the current owner’s protected assessment does not transfer to a new buyer.

Median of these 4 sales: $182,500 ($176/sq ft). Stronger local evidence. Shown for general reference only — not an appraisal or a statement of this home’s value.
The Messtimate™
The Messtimate
This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.
$156,705the mess$199,167
Stronger local evidence — 4 comparable closed sales in Carrington Place, closed within the last 18 months, same property type, living area within 30% of this home.
Actual list price: $190,000 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.
A 27% spread on the same house — and that gap is exactly what an automated guess can't see:
Condition & updates — a renovated kitchen or new roof vs. dated finishes can swing value six figures; sq ft can't see it.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
Outliers skew it — one flip or distressed sale in the comps drags the whole $/sq ft up or down.
Carrying costs & concessions — this home carries HOA dues of $225/mo; with insurance and any seller-paid buydown, that changes what a buyer actually pays, and a sq ft estimate ignores all of it.
And here's what the live market is doing — which the number above ignores entirely:
This home: 61 days on market vs. a 68-day community median
1 active listing competing
≈3.0 months of supply
4 closed here in the last 12 months
For reference, this home is listed at $190,000 ($188/sq ft). The list price is the seller's asking price and is not derived from this range.
Want a property-specific review from a licensed agent? A Momentum Realty agent will do a real, free comparative market analysis — walking the home, the lot, the condition, and the live market. That's the difference between a Messtimate and a valuation.
Methodology: 1,011 sq ft × $155–$197/sq ft (±12% around the median of 4 comparable closed sales in Carrington Place, last 18 months; MLS closed-sale records). Estimate for general information only; not an appraisal, valuation, or offer. Updated October 11, 2026.

Council committee defers vote on incentives for Downtown Publix at 119 W. Beaver St.
The Finance Committee deferred a $49.65 million incentive package for Gateway Jax's $140.15 million high-rise anchored by a Publix at 119 W. Beaver St. The tower is planned with 259 apartments and about 400 parking spaces. The committee is scheduled to revisit the bill Nov. 4, the day after the Amendment 3 vote.
Why it matters: The timing of the first full-size grocery store in the Downtown core depends on the incentive vote, affecting nearby retail access. The site is about 4 miles north of Carrington Place.
Loretto Elementary breaks ground on $12.3 million classroom addition
The addition will replace 13 portable classrooms and two aging pod buildings with 15 classrooms, a music room and a teacher planning room, and will expand the parent drop-off loop. The school enrolls 875 students for 2026-27. Funding comes from the voter-approved half-cent sales tax, with opening expected in 2028.
Why it matters: Expanded permanent capacity and a longer drop-off loop affect school-area traffic and classroom availability in the Mandarin area. The site is about 4 miles southeast of Carrington Place.
County Road 220 widening and Little Black Creek bridge replacement open to traffic in Clay County
The project finished ahead of schedule, with a new four-lane bridge over Little Black Creek replacing a 1947 structure. Phase 1 began in December 2024 with intersection improvements at Rideout Ferry Road, and Phase 2 began in January 2025. Officials say it should ease traffic along the corridor.
Why it matters: A four-lane CR 220 corridor improves commute capacity for Fleming Island and Middleburg area drivers. The project is about 13 miles southwest of Carrington Place, elsewhere in Clay County.
Gateway Jax seeks more than $70 million in city incentives for Riverfront Plaza tower and Hotel Merrydelle
Gateway Jax is requesting about $55.4 million in incentives for a 17-story, roughly $271.5 million Riverfront Plaza tower with 130 to 170 hotel rooms and 50 to 150 residences on Independent Drive. It also seeks a $15 million loan for the nearly $50 million renovation of the former Ambassador Hotel at 420 Julia Street. The Downtown Investment Authority board votes Sept. 16 and City Council has the final say.
Why it matters: If approved, the projects would add hotel rooms, residences and restaurants along the Downtown riverfront. The site is about 4 miles north of Carrington Place.

Items worth confirming for 2200 MARSH HAWK Lane #511, chosen from what the record shows. This is general guidance, not advice about this specific property.
Built in 2007 (19 years): ask for the roof and HVAC replacement dates — insurers commonly ask for roof age on homes this old, and it changes the premium.
Condominium: request the association's budget, reserves, the most recent milestone or structural inspection report, and two years of meeting minutes before relying on the dues.
FEMA flood zone X: flood insurance is not usually required, but get a quote anyway — FEMA reports roughly one in four flood claims come from outside high-risk zones.
Get a homeowners insurance quote for this specific address in Clay County; a wind-mitigation inspection and, on older homes, a four-point inspection can change the premium.
Listed living area is 1,011 sq ft: verify it against the property appraiser's record and measure before relying on it.
Order a survey to confirm lot boundaries and easements.
Review permit history with the county.
Property taxes: the estimate on this page (about $2,100/yr) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $200 more per year than the current owner’s estimated bill (+11%). Exemptions and portability change the actual bill — confirm with the county property appraiser.
School zoning shown here comes from district data and changes; confirm the assigned schools directly with the district before relying on them.

Frequently asked questions
How big is 2200 MARSH HAWK Lane #511 and when was it built?
Per the listing record, 2200 MARSH HAWK Lane #511 was built in 2007 and has 1,011 sq ft of living area, 2 bedrooms and 1.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 2200 MARSH HAWK Lane #511 in?
2200 MARSH HAWK Lane #511 is in Carrington Place in Fleming Island, Clay County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 2200 MARSH HAWK Lane #511 have an HOA, and how much are the dues?
The listing reports HOA dues of $225 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
Why might property taxes on 2200 MARSH HAWK Lane #511 differ from the current owner's?
The estimate on this page (about $2,100 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $200 more per year than the current owner’s estimated bill (+11%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 2200 MARSH HAWK Lane #511 in a flood zone?
The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
