The parts of the monthly number a mortgage calculator leaves out, from this listing's MLS record, the county tax roll, Citizens and FEMA. Property facts only.
Property tax
Buy at the asking price of $417,500 and the first-year bill resets to about $5,100/yr (St. Johns County total millage 13.4686 with homestead, FY2025-26); Save Our Homes caps later increases at 3%/yr.
CDD / special assessments
About $1,500/yr, the figure on file for this community; the listing record does not state its own.
HOA dues
$103/month per the listing record. Dues cover what the association documents say they cover; ask for the budget and reserve study before you close.
Home and flood insurance
The average Citizens Property Insurance premium in Saint Johns County is $1,378/yr (977 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $1,000–$2,000/yr; neither is a quote.
Roof and age
Built in 2021. A newer roof and current wind-mitigation features usually mean the lower end of insurance quotes; ask for the wind-mitigation form.
Estimated carrying cost at the asking price, before the mortgage: about $768/month (tax $425, CDD $125, HOA $103, insurance $115). An estimate from the sources above, not a quote; the monthly-cost calculator on this page adds the loan.

District says SilverLeaf High School is within reach without borrowing, at roughly 100 million dollars
Superintendent Brennan Asplen said the St. Johns County School District believes it can fund SilverLeaf High School with little or no debt after pausing a planned middle school, elementary school and K-8 and redirecting those dollars. The board has authorized design and architecture work, construction is expected to run about three years, and the cost could climb toward 120 million dollars as design progresses. Asplen attended the August 19 special commission meeting on agricultural enclave certifications to gauge what an estimated 15,000 additional homes could mean for future school capacity.
Why it matters: A high school funded without borrowing may free capital for later phases, though a fast build out of newly certified enclaves could force the district back into debt.
SilverLeaf Market plans two outparcel buildings totaling about 16,200 square feet
Plans filed for the Publix anchored SilverLeaf Market call for roughly 16,200 square feet across two buildings with divisible tenant space, set for review by the St. Johns County Development Review Committee on August 19. The buildings are speculative because the inline shop space is fully leased. Separately, Dunkin' pulled a 736,000 dollar building permit July 1 for its single tenant outparcel and Chase has a site plan under review with the county and the water management district.
Why it matters: Speculative shop space going up next to a fully leased inline building may signal landlord confidence in SilverLeaf Parkway traffic counts.
SoFresh set a July 30 opening at 1985 SilverLeaf Parkway in the Publix anchored center
The fast casual bowl and salad chain scheduled its St. Augustine debut for July 30 in Suite 107 at 1985 SilverLeaf Parkway. St. Johns County issued the build out permit April 2 for the 1,450 square foot space at a cost of 374,204 dollars. It joins Avalon Nails among the early operating tenants at SilverLeaf Market.
Why it matters: Each opening at the Publix center chips away at the drive time spent heading toward St. Augustine or Durbin Park for everyday dining.
M Shack pulls a 650,000 dollar build out permit for its SilverLeaf restaurant
St. Johns County issued a permit July 17 for M Shack to build out its space in the Publix anchored shopping center in SilverLeaf, with the project valued at 650,000 dollars. The Jacksonville based burger concept had signed for roughly 3,300 square feet at the center. Club Pilates, My Tiffin and The UPS Store were also advancing build outs at the same property.
Why it matters: A permitted build out moves this tenant from lease announcement to a construction clock, which historically points to an opening within six to nine months.

Frequently asked questions
How big is 245 CREEKMORE Drive and when was it built?
Per the listing record, 245 CREEKMORE Drive was built in 2021 and has 1,713 sq ft of living area, 3 bedrooms and 2.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 245 CREEKMORE Drive in?
245 CREEKMORE Drive is in Silverleaf Village in St. Augustine, St. Johns County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 245 CREEKMORE Drive have an HOA, and how much are the dues?
The listing reports HOA dues of $103 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
What is a CDD fee?
A Community Development District fee funds a community's roads, amenities, and infrastructure through a bond and appears on the annual tax bill. This parcel shows a CDD assessment of about $1,500 per year; confirm the exact figure with the county.
Why might property taxes on 245 CREEKMORE Drive differ from the current owner's?
The estimate on this page (about $3,590 per year) assumes reassessment at the list price less the homestead exemption. Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Are short-term rentals allowed at 245 CREEKMORE Drive?
Many communities restrict short-term rentals, and city/county rules also apply. Confirm the current HOA/CDD rules and local ordinances directly before assuming any rental use.
Is 245 CREEKMORE Drive in a flood zone?
A flood designation has not been verified for this address. Look up the parcel on FEMA's Flood Map Service Center (msc.fema.gov) and confirm with your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
