How it stacks up

Comparable recent sales

6 closed sales in Nocatee in the last 18 months — same property type, living area within 30% of this home. Sold prices are MLS closed-sale records, deemed reliable but not guaranteed.

Median of these 6 sales: $666,128 ($281/sq ft). Stronger local evidence. Shown for general reference only — not an appraisal or a statement of this home’s value.

The Messtimate™

The Messtimate

This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.

$696,870the mess$833,040

Stronger local evidence — 6 comparable closed sales in Nocatee, closed within the last 18 months, same property type, living area within 30% of this home.

Actual list price: $749,000 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.

A 20% spread on the same house — and that gap is exactly what an automated guess can't see:

  • Condition & updates — a renovated kitchen or new roof vs. dated finishes can swing value six figures; sq ft can't see it.
  • The lot — this listing is waterfront; water frontage is priced far off a per-sq-ft average of the neighborhood.
  • Outliers skew it — the band above comes from 6 nearby sales; one flip or distressed sale moves the whole $/sq ft.
  • Carrying costs & concessions — this home carries HOA dues of $165/mo and a CDD assessment of about $2,300/yr; with insurance and any seller-paid buydown, that changes what a buyer actually pays, and a sq ft estimate ignores all of it.

And here's what the live market is doing — which the number above ignores entirely:

  • This home: 230 days on market vs. a 150-day community median
  • 30 active listings competing, 11 under contract
  • ≈2.4 months of supply
  • 153 closed here in the last 12 months

For reference, this home is listed at $749,000 ($281/sq ft). The list price is the seller's asking price and is not derived from this range.

Permits enter review for The Hub at Nocatee retail, dining and entertainment center

Center Connect Development III has permits in review for seven shell buildings ranging from about 5,056 to 13,534 square feet, at a combined estimated cost of 7.2 million dollars, for The Hub at Nocatee. The 63,225 square foot project sits on 8.07 acres at 28 Sawston Road in the Marketplace at Nocatee near Publix. The developer has said it expects to open in 2028.

Why it matters: Another retail and dining node inside Nocatee's Marketplace could add convenience for homes in the surrounding villages as the community continues to build out.

St. Johns County commissioners deny the 4,462 acre Davis agricultural enclave north of Nocatee

The St. Johns County Commission voted 3-2 on Sept. 15 to deny certification of about 4,462 acres north of Nocatee as an agricultural enclave under the new state law, reversing the deadlock from its Sept. 1 meeting. The motion to deny cited the view that the parcels did not meet the statutory definition of an agricultural enclave. Reporting indicates the applicant plans to appeal.

Why it matters: The denial pauses, at least for now, a path to thousands of additional homes in the Palm Valley area, although an appeal could reopen the question and keep future supply near Nocatee uncertain.

Jacksonville Daily Record

Sep 2026 · Civic

St. Johns commission deadlocks on the 4,462 acre Palm Valley enclave and votes to explore a legal challenge to the state law

On September 1 the St. Johns County Commission failed to reach a majority either to certify or deny the Davis family and PARC Group application to certify more than 4,000 acres north of Nocatee as an agricultural enclave under the 2026 state law. Motions to deny and to approve both failed on 3 to 2 votes. Commissioners then voted 3 to 2 to direct county counsel to look into ways to challenge the law itself. County staff say the application is automatically certified if the county takes no action by about September 28.

Why it matters: Whether the enclave is certified by default or tied up in litigation, the tract sits between Nocatee and Palm Valley, so the outcome could shape the long term supply of new home sites in the northeast part of the county.

Nocatee developer updates the Marketplace tenant lineup with Daily's, BODYBAR Pilates and a nail spa

The PARC Group published a refreshed rundown for Marketplace at Nocatee, the retail center west of Town Center along Valley Ridge Boulevard. Publix and its adjacent liquor store are open, SoFresh is slated for late summer 2026, a Daily's fuel and convenience store is planned for 2026 at Valley Ridge Boulevard and Burbank Avenue, BODYBAR Pilates is targeting fall 2026 with 14 reformers, and The Nail Boutique Spa is aiming for late October 2026.

Why it matters: A steady cadence of service and convenience openings on the west side of Nocatee may broaden the walkable draw beyond Town Center over the next several quarters.

Before you decide

Buyer research checklist

Items worth confirming for 247 VILLAGE GRANDE Drive, chosen from what the record shows. This is general guidance, not advice about this specific property.

  • Built in 2019: confirm the roof and HVAC install dates and whether any builder or manufacturer warranty transfers.
  • HOA dues are listed at $165/mo: request the current budget, reserves, and rules before relying on that figure or on any restriction.
  • A CDD assessment of about $2,300/yr is on record: confirm the bond balance and remaining term with the district; it appears on the tax bill.
  • FEMA flood zone X: flood insurance is not usually required, but get a quote anyway — FEMA reports roughly one in four flood claims come from outside high-risk zones.
  • Get a homeowners insurance quote for this specific address in St. Johns County; a wind-mitigation inspection and, on older homes, a four-point inspection can change the premium.
  • Waterfront: confirm seawall or dock condition and permits, and ask who owns and maintains the shoreline.
  • Listed living area is 2,670 sq ft: verify it against the property appraiser's record and measure before relying on it.
  • Order a survey to confirm lot boundaries and easements.
  • Review permit history with the county.
  • Property taxes: the estimate on this page (about $9,425/yr) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $3,625 more per year than the current owner’s estimated bill (+62%). Exemptions and portability change the actual bill — confirm with the county property appraiser.
  • Confirm school zoning directly with the district.

Frequently asked questions

How big is 247 VILLAGE GRANDE Drive and when was it built?

Per the listing record, 247 VILLAGE GRANDE Drive was built in 2019 and has 2,670 sq ft of living area, 4 bedrooms and 3.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.

What community is 247 VILLAGE GRANDE Drive in?

247 VILLAGE GRANDE Drive is in Nocatee in Ponte Vedra, St. Johns County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.

Does 247 VILLAGE GRANDE Drive have an HOA, and how much are the dues?

The listing reports HOA dues of $165 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.

What is a CDD fee?

A Community Development District fee funds a community's roads, amenities, and infrastructure through a bond and appears on the annual tax bill. This parcel shows a CDD assessment of about $2,300 per year; confirm the exact figure with the county.

Why might property taxes on 247 VILLAGE GRANDE Drive differ from the current owner's?

The estimate on this page (about $9,425 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $3,625 more per year than the current owner’s estimated bill (+62%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.

Are short-term rentals allowed at 247 VILLAGE GRANDE Drive?

Many communities restrict short-term rentals, and city/county rules also apply. Confirm the current HOA/CDD rules and local ordinances directly before assuming any rental use.

Is 247 VILLAGE GRANDE Drive in a flood zone?

The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.

Can I rely on the figures on this page?

No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
