Estimate: asking price less the $50,000 homestead exemption × St. Johns County rate (13.47 mills, adopted 2025 millage). Not a bill.
⚠️
Property taxes in Florida are reassessed after a sale, so a buyer’s first full-year bill can be higher than the seller’s. Budget from this estimate, not the current bill, before you make an offer.
Current owner’s estimated bill $3,450/yr ($288/mo) — taxable value $256,014 × 13.47 mills
$4,750 more each year

Most of this comes from Florida’s Save Our Homes assessment cap resetting when the home sells — the current owner’s protected assessment does not transfer to a new buyer.

The Messtimate™
The Messtimate
This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.
$460,129the mess$514,858
Stronger local evidence — 6 comparable closed sales in Stillwater, closed within the last 18 months, same property type, living area within 30% of this home.
Actual list price: $659,000 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.
A 12% spread on the same house — and that gap is exactly what an automated guess can't see:
Condition & updates — a renovated kitchen or new roof vs. dated finishes can swing value six figures; sq ft can't see it.
The lot — this listing is waterfront; water frontage is priced far off a per-sq-ft average of the neighborhood.
Outliers skew it — the band above comes from 6 nearby sales; one flip or distressed sale moves the whole $/sq ft.
Carrying costs & concessions — this home carries HOA dues of $711/mo; with insurance and any seller-paid buydown, that changes what a buyer actually pays, and a sq ft estimate ignores all of it.
And here's what the live market is doing — which the number above ignores entirely:
This home: 85 days on market vs. a 71-day community median
23 active listings competing, 3 under contract
≈6.1 months of supply
44 closed here in the last 12 months
For reference, this home is listed at $659,000 ($325/sq ft). The list price is the seller's asking price and is not derived from this range.

CR 210 widening westbound lanes set to reopen in St. Johns County
News4Jax reported that all westbound lanes of the County Road 210 widening project in St. Johns County were expected to reopen by the end of Friday, July 31, 2026, ahead of the August 10 school year start. The county said it is managing 44 active road projects totaling $183.1 million this year.
Why it matters: Expands roadway capacity on a major county corridor, improving traffic flow and supporting continued growth along the CR 210 area. The project is about 7 miles east of Stillwater, elsewhere in St. Johns County.
Six agricultural enclave projects seek to develop 6,500-plus acres in St. Johns County
Jacksonville Today reported that St. Johns County received six proposals totaling more than 6,558 acres for development under a new Florida agricultural enclave law that took effect July 1, 2026. The largest proposal, about 4,462 acres north of Nocatee, comes from the Davis family and the PARC Group. The County Commission scheduled a public hearing on the proposals for August 19, 2026.
Why it matters: Signals a large potential expansion of developable land and future housing and commercial capacity, using a new state process that can convert farmland to residential and commercial use with reduced local review. The project is about 9 miles east of Stillwater, elsewhere in St. Johns County.
Publix opens and more retailers coming to Marketplace at Nocatee
An official Nocatee business update reported that a Publix supermarket with a pharmacy drive-thru and adjacent Publix Liquors has opened at Marketplace at Nocatee. Additional announced tenants include SoFresh in late summer 2026, a Gate gas station, BODYBAR Pilates, a nail spa and a wine and spirits shop. The Hub at Nocatee entertainment concept is slated for 2028.
Why it matters: Expands grocery, dining and everyday retail capacity at a growing town center, adding anchor and service tenants that build out the commercial base of the area. The project is about 9 miles east of Stillwater, elsewhere in St. Johns County.
First Coast Expressway advances as an economic-development corridor across Clay and St. Johns
The First Coast Expressway (State Road 23), a tolled beltway looping around the west and south of the Jacksonville metro, continued to open land for development along its corridor, with the final St. Johns County phase from Interstate 95 to east of County Road 2209 in progress. FDOT held a St. Johns County open house on the final phase in January 2026.
Why it matters: New limited-access highway capacity shortens commutes and opens adjacent land, changes that have historically shaped where new communities and demand concentrate. The site is about 10 miles west of Stillwater.

Items worth confirming for 48 HAMMER Circle, chosen from what the record shows. This is general guidance, not advice about this specific property.
Built in 2023: confirm the roof and HVAC install dates and whether any builder or manufacturer warranty transfers.
HOA dues are listed at $711/mo: request the current budget, reserves, and rules before relying on that figure or on any restriction.
FEMA flood zone X: flood insurance is not usually required, but get a quote anyway — FEMA reports roughly one in four flood claims come from outside high-risk zones.
Get a homeowners insurance quote for this specific address in St. Johns County; a wind-mitigation inspection and, on older homes, a four-point inspection can change the premium.
Waterfront: confirm seawall or dock condition and permits, and ask who owns and maintains the shoreline.
Listed living area is 2,027 sq ft: verify it against the property appraiser's record and measure before relying on it.
Order a survey to confirm lot boundaries and easements.
Review permit history with the county.
Property taxes: the estimate on this page (about $8,200/yr) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $4,750 more per year than the current owner’s estimated bill (+138%). Exemptions and portability change the actual bill — confirm with the county property appraiser.

Frequently asked questions
How big is 48 HAMMER Circle and when was it built?
Per the listing record, 48 HAMMER Circle was built in 2023 and has 2,027 sq ft of living area, 3 bedrooms and 3.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 48 HAMMER Circle in?
48 HAMMER Circle is in Stillwater in St. Johns, St. Johns County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 48 HAMMER Circle have an HOA, and how much are the dues?
The listing reports HOA dues of $711 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
Why might property taxes on 48 HAMMER Circle differ from the current owner's?
The estimate on this page (about $8,200 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $4,750 more per year than the current owner’s estimated bill (+138%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 48 HAMMER Circle in a flood zone?
The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
