Estimate: asking price less the $50,000 homestead exemption × Duval County rate (17.86 mills, adopted 2025 millage). Not a bill.
Current owner’s estimated bill $4,525/yr ($377/mo) — taxable value $253,000 × 17.86 mills
$775 less each year
(−17%)
The current taxable value ($253,000) is above the asking price. After a sale the assessment is typically set from market value, which here would be lower than the current taxable value, so the estimate is lower. Confirm with the county property appraiser — the appraiser, not the sale price, sets the assessment.

The Messtimate™
The Messtimate
This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.
$198,444the mess$257,402
Stronger local evidence — 5 comparable closed sales in Sweetwater By Del Webb, closed within the last 18 months, same property type, living area within 30% of this home.
Actual list price: $259,400 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.
A 30% spread on the same house — and that gap is exactly what an automated guess can't see:
Condition & updates — a renovated kitchen or new roof vs. dated finishes can swing value six figures; sq ft can't see it.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
Outliers skew it — the band above comes from 5 nearby sales; one flip or distressed sale moves the whole $/sq ft.
Carrying costs & concessions — this home carries HOA dues of $250/mo and a CDD assessment of about $2,100/yr; with insurance and any seller-paid buydown, that changes what a buyer actually pays, and a sq ft estimate ignores all of it.
And here's what the live market is doing — which the number above ignores entirely:
This home: 382 days on market vs. a 40-day community median
8 active listings competing, 4 under contract
≈2.1 months of supply
44 closed here in the last 12 months
For reference, this home is listed at $259,400 ($180/sq ft). The list price is the seller's asking price and is not derived from this range.

St. Johns County denies 4,462-acre Palm Valley farmland housing application under new state enclave law
Commissioners denied 3-2 on Sept. 15 the 4,462-acre Palm Valley application near Nocatee under the state agricultural enclave law, and the county plans to fight it in court. Another proposal of nearly 1,200 acres and about 15,000 homes south of St. Augustine was approved in August, then denied 3-2 on Sept. 28. St. Johns County has received 16 applications under the law.
Why it matters: The outcome of these applications will shape how much new housing supply can be added on rural land in the county. The site is about 7 miles southeast of Sweetwater By Del Webb.
UF Health Durbin Park 99-bed hospital opens in northern St. Johns County; Baptist Silverleaf adds emergency department
UF Health Durbin Park, a 99-bed hospital with a 24-hour emergency department on 42.5 acres, held its ribbon-cutting and opens the following week. Baptist Health's Silverleaf campus, about 10 miles south, is adding an emergency department, and AdventHealth and Acadia Health have also opened facilities near I-95. The county's population has grown more than 25% since 2020.
Why it matters: New hospital and emergency capacity shortens drive times to emergency care and adds healthcare jobs in northern St. Johns County. The site is about 7 miles south of Sweetwater By Del Webb.
JEA advances about $690 million in infrastructure projects including Fulton Cut transmission line raise near JAXPORT
JEA is moving forward with three water reclamation projects (Blacks Ford in northwest St. Johns County, over $220 million; near Jacksonville International Airport, about $193 million; East Arlington, just under $165 million) and the $117 million Fulton Cut transmission line clearance over the St. Johns River near Blount Island. Fulton Cut, shared with JAXPORT and the city, is expected to finish in summer 2027 and all four projects by 2030.
Why it matters: Raised power lines support larger ship access to port terminals, and new reclamation capacity supports growth in surrounding areas. The site is about 12 miles north of Sweetwater By Del Webb.
First Coast Expressway advances as an economic-development corridor across Clay and St. Johns
The First Coast Expressway (State Road 23), a tolled beltway looping around the west and south of the Jacksonville metro, continued to open land for development along its corridor, with the final St. Johns County phase from Interstate 95 to east of County Road 2209 in progress. FDOT held a St. Johns County open house on the final phase in January 2026.
Why it matters: New limited-access highway capacity shortens commutes and opens adjacent land, changes that have historically shaped where new communities and demand concentrate. The site is about 18 miles southwest of Sweetwater By Del Webb.

Items worth confirming for 8711 LITTLE SWIFT Circle #24C, chosen from what the record shows. This is general guidance, not advice about this specific property.
Built in 2009 (17 years): ask for the roof and HVAC replacement dates — insurers commonly ask for roof age on homes this old, and it changes the premium.
Condominium: request the association's budget, reserves, the most recent milestone or structural inspection report, and two years of meeting minutes before relying on the dues.
A CDD assessment of about $2,100/yr is on record: confirm the bond balance and remaining term with the district; it appears on the tax bill.
FEMA flood zone X: flood insurance is not usually required, but get a quote anyway — FEMA reports roughly one in four flood claims come from outside high-risk zones.
Get a homeowners insurance quote for this specific address in Duval County; a wind-mitigation inspection and, on older homes, a four-point inspection can change the premium.
Listed living area is 1,438 sq ft: verify it against the property appraiser's record and measure before relying on it.
Order a survey to confirm lot boundaries and easements.
Review permit history with the county.
Property taxes: the estimate on this page (about $3,750/yr) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $775 less per year than the current owner’s estimated bill (−17%). Exemptions and portability change the actual bill — confirm with the county property appraiser.
School zoning shown here comes from district data and changes; confirm the assigned schools directly with the district before relying on them.

Frequently asked questions
How big is 8711 LITTLE SWIFT Circle #24C and when was it built?
Per the listing record, 8711 LITTLE SWIFT Circle #24C was built in 2009 and has 1,438 sq ft of living area, 2 bedrooms and 2.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 8711 LITTLE SWIFT Circle #24C in?
8711 LITTLE SWIFT Circle #24C is in Sweetwater By Del Webb in Jacksonville, Duval County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 8711 LITTLE SWIFT Circle #24C have an HOA, and how much are the dues?
The listing reports HOA dues of $250 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
What is a CDD fee?
A Community Development District fee funds a community's roads, amenities, and infrastructure through a bond and appears on the annual tax bill. This parcel shows a CDD assessment of about $2,100 per year; confirm the exact figure with the county.
Why might property taxes on 8711 LITTLE SWIFT Circle #24C differ from the current owner's?
The estimate on this page (about $3,750 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $775 less per year than the current owner’s estimated bill (−17%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Are short-term rentals allowed at 8711 LITTLE SWIFT Circle #24C?
Many communities restrict short-term rentals, and city/county rules also apply. Confirm the current HOA/CDD rules and local ordinances directly before assuming any rental use.
Is 8711 LITTLE SWIFT Circle #24C in a flood zone?
The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
