Overview: What Is Announced

Taylor Morrison is the builder. The company was announced in November 2024 as the builder of the first Sunbridge neighborhood inside the City of Orlando, on land master-planned by Tavistock Development Company, the developer behind Lake Nona.

In January 2025, Taylor Morrison closed on the land: a reported 41.46 million dollar purchase from Tavistock covering roughly 155.6 acres west of Sunbridge Parkway and south of SR-528, master-planned for 526 detached single-family homes on 32-foot, 50-foot, and 60-foot lots across four development phases, with about 87 homes in phase one. Orlando's Municipal Planning Board signed off on the master plan in December 2024, and land development was expected to begin in late 2025.

By December 2025, the developer confirmed Taylor Morrison had broken ground, with the first Orlando-side Sunbridge communities planned to open in 2026. A second neighborhood of about 430 homes, including townhomes, is planned nearby by Toll Brothers working with Pulte Homes.

Location & Context

Sunbridge spans about 27,000 acres across Orange and Osceola counties, directly east of Lake Nona, and is permitted for up to 30,000 residential units over time. The City of Orlando annexed the 6,200-acre Orange County portion in 2024, and Heron Bay is the first neighborhood planned inside it. The developer markets the project around preserved land, with more than 13,000 acres set aside as preserve.

The practical geography: the site sits near the SR-528 corridor and Sunbridge Parkway, roughly a 20 to 25 minute drive to Orlando International Airport and the Lake Nona employment core depending on traffic and the exact route. Sunbridge Parkway is planned to connect the Orange and Osceola sections, and an extension toward Osceola Parkway is slated to begin construction in 2027, which would improve connections south over time.

Two Sunbridge neighborhoods are already open and selling on the Osceola County side: Weslyn Park and Del Webb Sunbridge (a 55-plus community). They are the closest read on how this master plan actually builds out.

Reporting on the broader Sunbridge build-out notes the developer is deliberately broadening builders and product types to hit more price points; the two open Osceola-side neighborhoods have closed in the 530s to 620s on average, which describes the master plan's current selling range, not Heron Bay.

Master-planned communities in this corridor commonly carry a CDD or similar special assessment on top of HOA dues. Nothing has been published for Heron Bay yet, so we are not quoting a number. When the builder publishes HOA and any CDD figures, they will appear here with a source. Until then, budget conservatively and ask the builder for the full assessment schedule in writing before you sign.

One structural note that applies to every new community: the first-year tax bill on a new home is often based on land value only, and the bill resets to the full improved value the following year. Budget the second-year number, not the first.

Schools

The site is inside the Orange County Public Schools district. Third-party listing data currently associates the area with Moss Park Elementary, Innovation Middle, and Innovation High School, but zoning for a brand-new community is set by the district and can be rezoned as the area builds out, and new schools are common in master plans of this size. Confirm assignment for a specific address with the OCPS school locator before relying on it.
