Overview: What Is Announced
Taylor Morrison is the builder. The company was announced in November 2024 as the builder of the first Sunbridge neighborhood inside the City of Orlando, on land master-planned by Tavistock Development Company, the developer behind Lake Nona.
Source: GrowthSpotter (Orlando Sentinel), 2024-11-05.In January 2025, Taylor Morrison closed on the land: a reported 41.46 million dollar purchase from Tavistock covering roughly 155.6 acres west of Sunbridge Parkway and south of SR-528, master-planned for 526 detached single-family homes on 32-foot, 50-foot, and 60-foot lots across four development phases, with about 87 homes in phase one. Orlando's Municipal Planning Board signed off on the master plan in December 2024, and land development was expected to begin in late 2025.
Source: GrowthSpotter (Orlando Sentinel), 2025-01-09.By December 2025, the developer confirmed Taylor Morrison had broken ground, with the first Orlando-side Sunbridge communities planned to open in 2026. A second neighborhood of about 430 homes, including townhomes, is planned nearby by Toll Brothers working with Pulte Homes.

Location & Context
Sunbridge spans about 27,000 acres across Orange and Osceola counties, directly east of Lake Nona, and is permitted for up to 30,000 residential units over time. The City of Orlando annexed the 6,200-acre Orange County portion in 2024, and Heron Bay is the first neighborhood planned inside it. The developer markets the project around preserved land, with more than 13,000 acres set aside as preserve.
Source: Homes.com News, 2025-12-02.The practical geography: the site sits near the SR-528 corridor and Sunbridge Parkway, roughly a 20 to 25 minute drive to Orlando International Airport and the Lake Nona employment core depending on traffic and the exact route. Sunbridge Parkway is planned to connect the Orange and Osceola sections, and an extension toward Osceola Parkway is slated to begin construction in 2027, which would improve connections south over time.
Two Sunbridge neighborhoods are already open and selling on the Osceola County side: Weslyn Park and Del Webb Sunbridge (a 55-plus community). They are the closest read on how this master plan actually builds out.
We already cover the open Sunbridge neighborhoods and the surrounding Osceola corridor:
What Is Planned
What has been announced for Heron Bay itself: about 526 detached single-family homes in a mix of sizes, including bungalow-style product on the smaller 32-foot lots, per the approved master plan and the land-deal reporting.
Source: GrowthSpotter (Orlando Sentinel), 2025-01-09.Builder-verified listing data describes planned community amenities including a pool, pickleball courts, a basketball court, a park, and a dog park, and lists the sales office as appointment-only while the community is pre-opening.
Source: Homes.com community listing (builder-verified), 2026-06-05.No pricing has been published by the builder as of June 5, 2026. Reporting on the broader Sunbridge build-out notes the developer is deliberately broadening builders and product types to hit more price points; the two open Osceola-side neighborhoods have closed in the 530s to 620s on average, which describes the master plan's current selling range, not Heron Bay.

You cannot compute a real tax bill for a home that does not exist yet, but you can frame the county math now.
Heron Bay sits inside the City of Orlando in Orange County, so a buyer should expect city plus county plus school millage. For context, the Orange County figure in our FY2025-26 millage file is a typical total of about 16.67 mills, and actual parcel totals vary by municipality and taxing district, so treat it as a planning number, not a quote.
Source: Momentum Realty millage file (FY2025-26, seeded from county property appraisers and Florida TaxWatch county averages), plus our Orange County property tax guide.Master-planned communities in this corridor commonly carry a CDD or similar special assessment on top of HOA dues. Nothing has been published for Heron Bay yet, so we are not quoting a number. When the builder publishes HOA and any CDD figures, they will appear here with a source. Until then, budget conservatively and ask the builder for the full assessment schedule in writing before you sign.
One structural note that applies to every new community: the first-year tax bill on a new home is often based on land value only, and the bill resets to the full improved value the following year. Budget the second-year number, not the first.
Schools
The site is inside the Orange County Public Schools district. Third-party listing data currently associates the area with Moss Park Elementary, Innovation Middle, and Innovation High School, but zoning for a brand-new community is set by the district and can be rezoned as the area builds out, and new schools are common in master plans of this size. Confirm assignment for a specific address with the OCPS school locator before relying on it.

Developer confirms ground broken on Taylor Morrison neighborhood; Orlando-side Sunbridge communities planned to open in 2026
Tavistock Development executives told Homes.com that Taylor Morrison has broken ground on its roughly 530-home neighborhood on the Orlando side of Sunbridge, with the first Orange County communities planned to open in 2026. A second neighborhood of about 430 homes, including townhomes, is planned by Toll Brothers working with Pulte Homes, and the developer said additional builder deals are signed but not yet announced.
What it may mean for the marketGround actually breaking is the milestone that separates announced communities from real ones. A broader builder lineup could mean more product types and price points in the Orlando section than the Osceola side launched with.

Toll Brothers lined up as the next homebuilder for the Orlando side of Sunbridge
GrowthSpotter reported that Toll Brothers is the next builder lined up for Sunbridge in Orlando, in a separate neighborhood near the Taylor Morrison site. Tavistock has said the Toll Brothers project is planned at about 430 homes, including townhomes, in partnership with Pulte Homes.
What it may mean for the marketA second and third national builder committing to the corridor adds competitive supply near Heron Bay, which historically can moderate first-release pricing and give buyers more leverage on incentives.

Taylor Morrison closes on the Heron Bay site for a reported 41.46 million dollars
Taylor Morrison closed on roughly 155.6 acres west of Sunbridge Parkway and south of SR-528, purchased from master developer Tavistock for a reported 41.46 million dollars. The approved master plan calls for 526 detached single-family homes on 32-foot, 50-foot, and 60-foot lots across four phases, with about 87 homes in phase one, after the Orlando Municipal Planning Board signed off in December 2024. Land development was expected to begin in late 2025.
What it may mean for the marketThe land closing converted the November 2024 announcement into a committed project. Phase sizing of about 87 homes suggests a measured first release rather than a mass opening, which may matter for buyers timing the first price sheet.
