The Treasure Coast is two markets in the July data, and they moved in opposite directions
Martin and St. Lucie posted a 4.7% gain in the single-family median. Indian River, twenty miles up the same coast, posted a 1.0% decline.
Florida Realtors splits the Treasure Coast into two metropolitan areas. Port St. Lucie covers Martin and St. Lucie counties. Sebastian-Vero Beach is Indian River County on its own.
In July the Port St. Lucie single-family median was $425,050, up 4.7% from a year earlier, on 728 closings, up 7.7%. Sebastian-Vero Beach came in at $395,934, down 1.0%, on 253 closings, up 19.9%.
Same coastline, same month, single-family medians moving nearly six points apart.
The condo halves agree more than the houses do
Both areas' condo segments rose, and Indian River's rose more.
Port St. Lucie condo closings were 159, up 12.0%, at a median of $285,000, up 5.6%. Sebastian-Vero Beach condos were 73, up 12.3%, at $288,395, up 11.3%.
An 11.3% condo gain on 73 sales should be read carefully. At that count a handful of transactions moves the midpoint, and the percentage is carrying more weight than the sample supports. The volume figures are the sturdier half of both readings.
Statewide, the condo median was flat in July on 11.0% more closings. Both Treasure Coast areas beat that on price, and Indian River beat it substantially.
Reading a coastline as two markets
Indian River sold 19.9% more houses than a year ago at a median that fell 1.0%. Martin and St. Lucie sold 7.7% more at a median that rose 4.7%.
A market can absorb more volume by clearing at lower prices or by attracting more buyers at higher ones. In July these two neighbouring areas did one each, and the data here cannot say why.
What it can say is that anyone quoting a single Treasure Coast figure is combining two federal statistical areas that the source publishes separately, and averaging a six-point spread while doing it.
Why this article uses Florida Realtors' numbers and not ours
Our Treasure Coast hub covers Martin, St. Lucie and Indian River. Those three counties reach us through the BeachesMLS feed, which covers Martin and St. Lucie authoritatively and does not claim Indian River.
That makes a three-county figure from our data a mix of full coverage and partial coverage with no way to weight them, so we do not publish one. Everything above is Florida Realtors', which does cover all three, split across their two metros.
What this does not mean
A 4.7% gain and a 1.0% decline in adjacent areas is not evidence that one market is healthy and the other is not. Both sold more homes than a year ago, which is the more reliable signal of the two.
Neither median means property values moved by those percentages. Medians describe what sold, and a shift in the mix moves them without any owner's value changing.
Nothing here forecasts August, and no figure values a specific property.
If you are in this market
Buying anywhere along the Treasure Coast means the county line matters more than the regional label. Martin and St. Lucie are pricing up. Indian River is pricing flat to slightly down while selling a fifth more houses. Those are different negotiating positions twenty miles apart.
Selling, ask which metro your comparables came from. A Port St. Lucie comp and a Sebastian-Vero Beach comp are describing different markets in the July data, and the release itself treats them as such.
If you own on the Treasure Coast and are not selling, neither figure describes your property.

Every figure in this article is published by Florida Realtors rather than computed by us. Our own coverage of the three counties comes through a feed that does not claim Indian River as an authoritative county, so no combined Treasure Coast figure of ours is published here or on our market page.
The Sebastian-Vero Beach condo figures rest on 73 closings and the single-family figures on 253. Month-to-month percentages at those counts are volatile and should be read alongside longer trends.
Their figures are preliminary and subject to revision. Their single-family series is compiled from MLS feeds on the 10th day of the following month and their condo series on the 15th.
