Common questions

What is a CDD fee in Florida?

A Community Development District assessment: a special taxing district repays the bonds that built a community's roads, utilities, and amenities, plus annual operations. It appears as a non-ad-valorem line on the November property-tax bill and commonly runs one to three thousand dollars a year.

How do I confirm a community really has no CDD?

Pull any address in the community on the county property appraiser or tax collector site and read the non-ad-valorem assessment section of the tax bill. Our no-CDD status comes from community research and is marked for verification - the tax bill is the authority, so check it before you close.

Do no-CDD communities still have HOA fees?

Usually yes, and sometimes higher ones, because the association rather than a district funds the amenities. Where we have verified HOA dollars from active MLS listings, the figure is shown on the card and sourced on the community guide.
