Julington Creek vs Durbin Crossing.
The two communities Fruit Cove buyers compare most, side by side for 2026. Julington Creek Plantation, the established original with an unusually low CDD, against Durbin Crossing, the newer master plan with more uniform housing. How they differ on age, price, the CDD, amenities, and who each is for.
The 30-second answer.
These are the two communities Fruit Cove buyers compare most, both in northwest St. Johns County, both feeding top-rated schools, both with deep amenities. The difference is age and cost structure. Julington Creek Plantation is the established original, with mature streets, a wide price range, and an unusually low CDD. Durbin Crossing is the newer of the two, with more uniform recent housing and a higher CDD.
The real decision is maturity and carrying cost versus newer construction. Julington Creek's CDD is among the lowest in the region because its bonds are largely paid down, which lowers the monthly cost, but many homes date to the 1990s and 2000s. Durbin Crossing's homes are newer and more uniform, but its CDD runs higher. Compare the all-in monthly, not just the price.

Julington Creek Plantation, the original.
Julington Creek Plantation is one of Northeast Florida's original master plans, roughly 4,100 acres and about 45 neighborhoods built from the 1990s to buildout around 2022. Its draw is the combination of top schools, one of the largest amenity packages in the region, mature tree-lined streets, and an unusually low CDD because its bonds are largely retired. The price range is wide, from townhomes in the high $200,000s to estate and golf homes near $1 million. The full guide is here.
Durbin Crossing, the newer plan.
Durbin Crossing is the newer Fruit Cove master plan, built largely in the mid-2000s through the 2010s, with two amenity centers, pools, and fields, and more uniform, recent housing than Julington Creek. It feeds the same top-rated St. Johns schools and sits close to Durbin Park shopping. The trade-off against Julington Creek is a higher CDD in exchange for newer homes. The detail is in the Durbin Crossing guide.
So which one is for you?
Choose Julington Creek Plantation if you want the lowest carrying cost, mature surroundings, the widest range of prices and home types, and the deepest amenity base.
