Estimate: asking price less the $50,000 homestead exemption × Duval County rate (17.86 mills, adopted 2025 millage). Not a bill.
⚠️
Property taxes in Florida are reassessed after a sale, so a buyer’s first full-year bill can be higher than the seller’s. Budget from this estimate, not the current bill, before you make an offer.
Current owner’s estimated bill $2,725/yr ($227/mo) — taxable value $152,943 × 17.86 mills
$5,300 more each year

Most of this comes from Florida’s Save Our Homes assessment cap resetting when the home sells — the current owner’s protected assessment does not transfer to a new buyer.

The parts of the monthly number a mortgage calculator leaves out, from this listing's MLS record, the county tax roll, Citizens and FEMA. Property facts only.
Property tax
The current owner's bill is about $2,725/yr (certified county roll, taxable value × millage). Buy at the asking price of $499,000 and the first-year bill resets to about $8,025/yr (the parcel is matched to the certified roll; asking price less the $50,000 homestead exemption × 17.86 mills); Save Our Homes caps later increases at 3%/yr.
CDD / special assessments
About $2,100/yr, the figure on file for this community; the listing record does not state its own.
HOA dues
$275/month per the listing record. Dues cover what the association documents say they cover; ask for the budget and reserve study before you close.
Home and flood insurance
The average Citizens Property Insurance premium in Duval County is $1,315/yr (2,001 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $1,500–$3,500/yr; neither is a quote.
Roof and age
Built in 2005. An original roof would be about 21 years old; under Florida's 2022 reform (SB 2-D) carriers may require an inspection past 15 years, so budget for a roof report and ask for the roof permit date.
Estimated carrying cost at the asking price, before the mortgage: about $1,228/month (tax $669, CDD $175, HOA $275, insurance $110). An estimate from the sources above, not a quote; the monthly-cost calculator on this page adds the loan.

Northeast Florida home sales dip in September as inventory tightens
Closed sales across the six-county Northeast Florida Association of Realtors area fell 7.7% year over year to 1,608, with the median price at $398,566, up 2.8%. Active inventory dropped 18.4% to 6,348 homes. Median prices were $344,000 in Duval, $575,000 in St. Johns, $355,000 in Clay and $496,500 in Nassau.
Why it matters: Lower inventory with softer sales volume points to a thinner supply of listings across all four counties, with Clay the only one of the four showing a year-over-year price decline. The site is about 12 miles northwest of Sweetwater By Del Webb.
St. Johns County denies 4,462-acre Palm Valley farmland housing application under new state enclave law
Commissioners denied 3-2 on Sept. 15 the 4,462-acre Palm Valley application near Nocatee under the state agricultural enclave law, and the county plans to fight it in court. Another proposal of nearly 1,200 acres and about 15,000 homes south of St. Augustine was approved in August, then denied 3-2 on Sept. 28. St. Johns County has received 16 applications under the law.
Why it matters: The outcome of these applications will shape how much new housing supply can be added on rural land in the county. The site is about 7 miles southeast of Sweetwater By Del Webb.
UF Health Durbin Park 99-bed hospital opens in northern St. Johns County; Baptist Silverleaf adds emergency department
UF Health Durbin Park, a 99-bed hospital with a 24-hour emergency department on 42.5 acres, held its ribbon-cutting and opens the following week. Baptist Health's Silverleaf campus, about 10 miles south, is adding an emergency department, and AdventHealth and Acadia Health have also opened facilities near I-95. The county's population has grown more than 25% since 2020.
Why it matters: New hospital and emergency capacity shortens drive times to emergency care and adds healthcare jobs in northern St. Johns County. The site is about 7 miles south of Sweetwater By Del Webb.
JEA advances about $690 million in infrastructure projects including Fulton Cut transmission line raise near JAXPORT
JEA is moving forward with three water reclamation projects (Blacks Ford in northwest St. Johns County, over $220 million; near Jacksonville International Airport, about $193 million; East Arlington, just under $165 million) and the $117 million Fulton Cut transmission line clearance over the St. Johns River near Blount Island. Fulton Cut, shared with JAXPORT and the city, is expected to finish in summer 2027 and all four projects by 2030.
Why it matters: Raised power lines support larger ship access to port terminals, and new reclamation capacity supports growth in surrounding areas. The site is about 12 miles north of Sweetwater By Del Webb.

Items worth confirming for 11302 WATER SPRING Circle, chosen from what the record shows. This is general guidance, not advice about this specific property.
Built in 2005 (21 years): ask for the roof and HVAC replacement dates — insurers commonly ask for roof age on homes this old, and it changes the premium.

A CDD assessment of about $2,100/yr is on record: confirm the bond balance and remaining term with the district; it appears on the tax bill.
Look up the parcel on FEMA's Flood Map Service Center and confirm with your insurer whether flood insurance is required.

Per the listing record, 11302 WATER SPRING Circle was built in 2005 and has 1,709 sq ft of living area, 3 bedrooms and 2.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 11302 WATER SPRING Circle in?
11302 WATER SPRING Circle is in Sweetwater By Del Webb in Jacksonville, Duval County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 11302 WATER SPRING Circle have an HOA, and how much are the dues?
The listing reports HOA dues of $275 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
What is a CDD fee?
A Community Development District fee funds a community's roads, amenities, and infrastructure through a bond and appears on the annual tax bill. This parcel shows a CDD assessment of about $2,100 per year; confirm the exact figure with the county.
Why might property taxes on 11302 WATER SPRING Circle differ from the current owner's?
The estimate on this page (about $8,025 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $5,300 more per year than the current owner’s estimated bill (+194%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Are short-term rentals allowed at 11302 WATER SPRING Circle?
Many communities restrict short-term rentals, and city/county rules also apply. Confirm the current HOA/CDD rules and local ordinances directly before assuming any rental use.
