Bishop Estates sits in the southwestern reach of Duval County, and price here is driven far more by the individual property than by any neighborhood average. Lot size, acreage, and the condition of the home itself set the number — this is not a place where you can read one comp and assume the house down the road trades at the same figure.

Because the spread between homes can be wide, both sides need to underwrite the specific property rather than the ZIP code. Sellers should expect buyers to scrutinize condition and land; buyers should be prepared to justify a price on what the parcel actually offers, not on a blanket area rate.

Figures in this note are as of July 12, 2026. The live market numbers elsewhere on this page update nightly and are newer.

Bishop Estates is a Jacksonville community in Duval County where property values turn on the parcel itself — land, acreage, and condition — more than on a uniform street-to-street pattern.

Best for

  • Buyers prioritizing lot size and land over a standardized subdivision layout
  • Buyers comfortable underwriting condition and pricing a home on its specific merits
  • Long-hold buyers who value a larger parcel and are patient on the right property

Probably not for

  • Buyers who want tightly comparable, predictably priced homes on a single street
  • Buyers seeking a low-maintenance, turnkey property with no condition variables
  • Buyers on a rigid budget who need a narrow, reliable price band to plan around

If we were buying in Bishop Estates today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Bishop Estates.

Best Buy
Buyers who want land and space and are willing to evaluate each property on its own merits.
Biggest Risk
The wide spread between homes makes casual comping unreliable.
Sweet Spot
A well-kept home on a generous parcel priced against true comparables.
Avoid If
You need uniform, predictable pricing and a fast, cookie-cutter comp.

What actually moves the number in Bishop Estates

This is a property-by-property market. Two homes on the same road can price very differently depending on lot size, land use, and how much work the home needs. That makes condition and acreage the two levers worth the most attention before you make or accept an offer.

For that reason, a single average tells you little. The useful work is pulling the closest true comparables — similar land, similar condition — and building the price from there. Anyone quoting a broad area figure is skipping the part that matters most here.

“

The location and the amenities are priced into every listing in Bishop Estates. The deal is won or lost on condition, the comps, and the renovation math.
