Most of the immediate Bishop Tolbert Road area is detached single-family; this plan pairs about 84 single-family lots with 103 townhomes on one site, which usually means a wider spread of price points than a single-product community. The proposed density — roughly 1.8 units per acre across 103.8 acres — is notably lower than the site's zoning would permit, a function of the large wetland area being set aside.

The natural setting is central to the plan. About 42 acres of on-site wetlands are slated for conservation, with boardwalks and walking trails routed through them, and part of the property borders Churchill Bayou. County records describe a wet-detention stormwater system designed with input from South Walton Mosquito Control and additional treatment intended to protect water quality before discharge toward the bay. The developer also committed to paving Bishop Tolbert Road to its end as a public benefit.

The genuine unknowns to confirm in writing are floor plans and pricing for both the single-family and townhome products, the HOA structure that will fund the park, trails, and shared spaces, and the final unit mix. Because only the conceptual PUD has been approved, the detailed plan can still refine these.
