The site sits in northeastern Broward County about 4 miles from the Florida Turnpike with access to I-95 and the Sawgrass Expressway, roughly 15 minutes from Pompano Beach shopping and dining, and near Coral Square Mall and the Promenade at Coconut Creek. Margate is also planning a new City Center nearby.

The practical read: Coral Edge is an infill redevelopment of a closed executive golf course inside a built-out 1970s and 1980s city. New attached product with a one-car garage at this price is a rare for-sale option in central Broward, which is Pulte's stated thesis. The trade is density and a one-car garage in exchange for a 2026 build in a location that otherwise only offers resale.

The project drew opposition. Margate residents and some city leaders preferred that the land stay mostly green space, and the Keep Margate Green group argued the project would add more than 400 daily car trips to neighborhood streets.

Pulte's October 2025 announcement described 132 three-bedroom, 2.5-bath townhomes with one-car garages ranging from 1,682 to 1,727 square feet, plus a resort-style pool, a clubhouse with fitness center, a tot lot, and a multi-sport court.

The September 2026 plan sheet lists two larger plans, Banyan at 1,960 square feet and Mangrove at 1,918 square feet, both 3 bed, 2.5 bath, one-car garage, offered in four-unit and five-unit townhome buildings. Taxes & Costs Context

Coral Edge is in the City of Margate in Broward County, so property taxes follow the Broward county-wide millage plus the Margate municipal levy. The builder states there is no CDD.

Expect a townhome HOA covering exterior and common-area maintenance plus the pool and clubhouse; the builder has not published a fee figure on the pages cited here.
