Everlee would sit off Parker Road in Alachua County, on a roughly 900-acre slice of a larger 4,000-acre property; about 2,600 of those acres are under UF/IFAS stewardship and about 500 acres are designated for a future University of Florida golf course.

Parker Road is on Gainesville's growing northwest side, the direction much of the area's newer residential growth has followed.

What Is Planned

The plan calls for roughly 2,700 units spanning detached single-family homes, apartments, and commercial villages, designed by Miami-based firm Dover Kohl & Partners with land planning by England-Thims & Miller. The developer says the 200-acre farm intentionally lowers density to leave more room for wildlife corridors and open space.

The Roberts Company has held three community input sessions and scheduled a fourth for June 2026, and has modified the plan to show reserved open space and contiguous natural areas for wildlife crossings.

The honest caveat: This is a proposal moving through planning and public input, not a contract and not homes for sale. Unit mix, the farm, and the schedule can change through approvals. Confirm the current plan before you rely on any figure.

Taxes & Costs Context

Everlee is in Alachua County, so property taxes would follow the county millage plus any community-specific assessments adopted as it is built.

No CDD or HOA figures exist yet because the plan is not approved. A community of this size commonly funds infrastructure and amenities like the farm and trails through assessments, so ask about any CDD once builders and pricing are set. For context, the Alachua County figure in our FY2025-26 millage file is a typical total of about 16.56 mills, and actual parcel totals vary by municipality and taxing district, so treat it as a planning number, not a quote.
