Redfin counted 1,056 homes sold in the county in that window, up 11.6% year over year. The median time on market was 59 days, 2 days faster than a year ago, per Redfin. The average sale-to-list ratio was 96.8%, up 0.2 percentage points, Redfin reports. In the same Redfin window, 12.2% of homes sold above list price, up 1.7 points, and 25.3% of active listings took a price cut, down 2.7 points.
A note on geography before anything else. These figures cover Volusia County as a whole, the geography Redfin publishes for this area. That is broader than Daytona Beach itself. The county includes Daytona Beach along with Ormond Beach, Port Orange, New Smyrna Beach, DeLand, Deltona, and other cities, so the numbers describe the wider county market rather than any single city inside it.
Why are sales rising while prices stay flat in Volusia County?
The most striking pairing in the June 2026 Redfin data is an 11.6% year-over-year jump in closed sales next to a median price that moved 0.28% in the other direction. Read as market mechanics, that combination points to a market clearing more transactions without buyers having to outbid one another. When volume grows and the median barely moves, the added deals are happening at prices consistent with last year's levels rather than above them.
The supporting numbers fit that picture. The sale-to-list ratio of 96.8% means the typical Volusia County home closed a bit more than 3% below its asking price in Redfin's three-month window. That ratio improved only 0.2 points from a year ago. Buyers are showing up in greater numbers, per the sales count, but they are still negotiating, and sellers who price at last year's expectations are largely closing at small discounts rather than premiums.
How long does it take to sell a home in the Daytona area?
Redfin puts the median days on market at 59 for Volusia County in the three months ending June 2026. That is 2 days faster than the same period a year earlier. Two months on market is not a fast market by the standards of the frenzied years, but the direction matters. A market where homes are selling in slightly less time, in noticeably greater numbers, is one where demand is at least keeping pace with what sellers are bringing to it.
The 12.2% of homes that sold above list price, up 1.7 points year over year per Redfin, sharpens that read. Roughly one in eight county sales closed over asking. That is a minority of transactions, so bidding wars remain the exception, but the share is growing rather than shrinking. Well-priced homes in the county are more likely to draw competing offers than they were a year ago.
Are sellers still cutting prices?
Yes, though fewer of them. Redfin reports that 25.3% of Volusia County listings had a price drop in the three months ending June 2026, down 2.7 percentage points from a year earlier. One in four listings taking a cut is still a substantial share, and it says plenty about initial pricing. A meaningful slice of sellers are starting above what the market will pay and adjusting downward to find a buyer.
The year-over-year decline in that share is the more useful signal. Fewer forced reductions, faster sales, and a rising above-list share all lean the same direction: the gap between what sellers ask and what buyers pay narrowed modestly over the past year in this county, even with the median price flat.

For buyers, the June 2026 Redfin data describes a county where negotiation is normal but leverage is not unlimited. The typical closing at 96.8% of list gives a realistic anchor: offers a few percent below asking are within the observed range of outcomes. The 25.3% price-drop share means patient buyers watching a specific listing have a real chance of seeing the asking price come down before they act.
At the same time, the 11.6% jump in closed sales and the two-day improvement in market time both cut against waiting indefinitely. More buyers transacted in this window than a year ago, per Redfin, and 12.2% of them paid over list. A buyer who assumes every seller is desperate will lose the better-priced homes to the ones who do not.

Pricing discipline is the whole game in these figures. The county's median of $349,015 is effectively unchanged from a year ago per Redfin, so sellers anchoring to appreciation that has not happened are the likeliest candidates to join the 25.3% who cut. Sellers who price to the current market are being met with more buyers than last year and a median 59-day path to contract.
