The average sale-to-list ratio was 94.9%, up 0.3 points, while just 3.9% of homes sold above list, down 0.92 points, Redfin reports. Price drops hit 35.4% of listings, down 6.8 points, and Redfin's Compete Score is 14, "not very competitive."
These figures cover the city of Destin, the geography Redfin publishes at this URL. They exclude neighboring Emerald Coast communities such as Miramar Beach, Santa Rosa Beach, and the rest of Okaloosa and Walton counties that often get grouped with Destin in casual usage. At 211 sales over three months, this is also a small sample in a high-priced market, so medians here move more easily than in larger cities.
How slow is the Destin market?

How much negotiating room do Destin buyers have?
More than almost anywhere else in our Florida coverage, per the Redfin figures. The average sale-to-list ratio of 94.9% means the typical closing came in about 5% below asking, matching Redfin's own characterization that Destin homes sell around 5% under list. On a median-priced home at $556,197, five percent is roughly $28,000 of observed negotiating range, and the 98-day median market time means most sellers have carried the listing for a full season before closing.
The 35.4% price-drop share adds a second lever. A buyer tracking a specific Destin listing has better than one-in-three odds, per Redfin's window, that the asking price drops before the home sells. The counterweight is the 12.8% volume gain: more buyers closed in this window than a year ago, so the deepest discounts likely concentrate in the listings that sat, while realistically priced homes are finding takers.
What sellers should expect at 98 days on market
The Redfin data gives Destin sellers a sober planning baseline. Expect a median 98 days to contract, a closing near 95% of a well-set asking price, and essentially no chance of a bidding war, with multiple offers rare per Redfin and 3.9% of sales clearing above list. The sellers who beat those numbers in this window were, mechanically, the ones who did not join the 35.4% repricing after the fact.
The trend lines are gentler than the levels. Market time improved 4 days year over year, the sale-to-list ratio ticked up 0.3 points, price cuts fell 6.8 points, and volume rose 12.8%, all per Redfin. Every direction favors sellers slightly; every level still favors buyers.
