Redfin's county-level data show Space Coast homes going to contract in 63 days, closing at 97.3 percent of list, and taking price cuts on 22.1 percent of listings, one of the lowest cut rates among our tracked Florida markets.

Brevard County's median sale price was $368,859 in the three months ending June 2026, down 0.28 percent from a year earlier, according to Redfin. Redfin counted 1,222 homes sold in the period, a 12.8 percent increase year over year. The typical home went to contract in 63 days, six days faster than last year, per Redfin. Homes closed at an average of 97.3 percent of list price, up 0.08 percentage points, while 11.7 percent sold above list, up 1.4 points, and 22.1 percent of listings cut their asking price, down 3.0 points, Redfin reports.

How is the Space Coast housing market holding up?
Better than most of the state's coastal markets, on the June evidence. Every indicator in Redfin's release either held steady or moved in sellers' favor. The median slipped 0.28 percent, a rounding-error decline for a county of this size. Sales rose 12.8 percent. Marketing time shortened. The negotiation gap stayed under three percent of list. Price cuts became less common. Above-list sales became more common.
That across-the-board steadiness is the story. Fort Myers posted a bigger sales gain in the same season, 16.2 percent, but paid for it with a 6.1 percent price decline, per Redfin's city data. Brevard added volume while giving up 28 hundredths of a point on price.
Are Brevard County homes selling faster than last year?
Yes, by six days. The median time to contract was 63 days in the three months ending June 2026, per Redfin, down from 69 a year earlier. Sixty-three days is quicker than Marion County's 69, Fort Myers's 74, and Naples's 95 in the same release.
Faster absorption at a time of double-digit sales growth carries a clean mechanical meaning. The homes coming to market are being met by buyers quickly enough that the pipeline is not backing up. When supply outruns demand, days on market stretches even in good sales months. Brevard's compressed instead.
What share of homes sell above asking on the Space Coast?
Redfin puts it at 11.7 percent for the period, up 1.4 percentage points from a year earlier. Roughly one closing in nine involved a buyer paying more than the seller asked, which means multiple-offer situations still occur regularly in the county even in a broadly balanced market. Pair that with the 97.3 percent average sale-to-list ratio and the negotiating picture sharpens. Most Brevard sellers are conceding under three percent from asking, and a growing minority concede nothing at all.
For buyers, the practical read is that lowball anchoring has little room to work here. The typical successful offer in the county lands within a few points of list, and on a meaningful fraction of homes the winning number is above it.
Are sellers cutting prices less often?
They are. Redfin reports price reductions on 22.1 percent of Brevard listings, down 3.0 points year over year. That is one of the lower cut rates in this release, roughly half the 43.8 percent Redfin shows for the city of Fort Myers in the same season. A cut rate near one in five means most Space Coast sellers priced correctly at listing, which is the same discipline visible in the 97.3 percent sale-to-list average.
Falling cut rates and rising above-list shares are two readings of one underlying condition. Initial asking prices in the county have converged on what buyers will pay. Markets in correction show the opposite signature, with cut rates climbing month after month as sellers chase a demand curve that keeps moving away from them.
What could change this picture through the fall?
The flat median is the number to watch. It has so far absorbed a 12.8 percent sales increase without moving, which suggests the mix of homes selling and the prices paid for them are both stable. If future releases show days on market rising off the 63-day low, or the price-cut rate turning back up, those shifts would arrive one or two reports before any move in the median itself, since asking-price behavior leads closing-price data. The geography is Brevard County, a specific administrative boundary that differs from the informal Space Coast label, which is sometimes drawn wider or narrower than the county line. Redfin revises published figures as late-reported sales arrive, so the numbers above are subject to change in subsequent releases.
