Beachwalk requires every homeowner to join the Beachwalk Club, with a one-time initiation fee around $5,000 and monthly dues around $315 as of 2026, on top of HOA and any CDD. Nocatee has no equivalent mandatory club fee. Over ten years that club membership adds roughly $40,000, so the honest comparison is not the sticker price, it is the all-in monthly including the club.

Nocatee, the benchmark.
Nocatee is the region's flagship, a roughly 15,000-home master plan in Ponte Vedra with the largest amenity scale in Northeast Florida, the splash water parks, the town center, and miles of trails, plus the shortest drive to the beach of the two. It carries a standard CDD and runs the highest on price, with an average asking price in the mid $700,000s. Beachwalk, the lagoon.
Beachwalk is built around its 14-acre Crystal Lagoon, a Caribbean-style centerpiece with white-sand beaches, water slides, a swim-up bar, and a 12,000-square-foot beach club, set along County Road 210 in northern St. Johns. It is newer than Nocatee, mostly built from 2018 on, with several gated sections and coastal-style homes. The trade-off is the mandatory Beachwalk Club membership, which adds a monthly cost on top of HOA and CDD, and a longer drive to the actual ocean than the lagoon suggests. Both communities still sell new homes, and the rule is the same. The sales rep at the model works for the builder, not for you.
